Demolition, site work, paving and new construction of a mixed-use development in Key West Nas, Florida. Completed plans call for the construction of a 54,363-square-foot parking garage; and 32,964-square-foot, three-story above grade municipal facility.

The proposed project is primarily composed of the new three story headquarters building and associated parking garage, site work and landscape for the Florida Keys Aqueduct Authority. It also includes the demolition of the existing headquarters building and construction of a pedestrian sky-way that connects the headquarters building and the parking structure. The scope includes a three-story, 32, 964 square foot office building and a 54, 363 square foot parking garage. Trades include: Trades include: demolition of the existing building, earthwork, utility piping , asphalt paving & striping, concrete walks, landscaping & irrigation, auger piles, concrete, tilt up concrete panels, precast parking garage structure, masonry, structural steel decks & connecting pedestrian bridge, steel stairs & rails, metal roof trusses, metal canopies, cable railings, aluminum louvers, dumpster gates, misc. metals, kitchen cabinets & millwork, waterproofing, caulking, batt, rigid & spray insulation, TPO & metal roofing, spray fire proofing, glass mat sheathing soffits, doors & hardware, garage door, storefront glass impact & low-e, drywall & metal framing, acoustical ceilings, tile, flooring, painting, flood vents, toilet accessories, flag poles, bike racks, fire protection, plumbing & Fixtures, HVAC, electrical , light fixtures & controls, generator, fire alarm, and low voltage. Each proposal must be submitted on the prescribed form and accompanied by a certified check or bid bond executed on the prescribed form, payable to the Florida Keys Aqueduct Authority, in an amount not less than 5 percent of the amount bid. The Contract, if awarded, will be awarded to the responsive and responsible bidder submitting the lowest combined lump sum price bid, accepted by the FKAA. All bid bonds, contract bonds, insurance contracts, and certificates of insurance shall be either executed by or countersigned by a licensed resident agent of the surety or insurance company having his place of business in the State of Florida, and in all ways complying with the insurance laws of the State of Florida. Further, the said surety or insurance company shall be duly licensed and qualified to do business in the State of Florida. In order to perform public work, the successful Bidder shall hold or obtain such Contractors' and Business Licenses as required by State Statutes. Before a Contract will be awarded for the work contemplated herein, the FKAA will conduct such investigation as is necessary to determine the performance record and ability of the apparent low bidder to perform the size and type of work specified under this Contract. Upon request, the Bidder shall submit such information as deemed necessary by the FKAA to evaluate the Bidder's qualifications. The FKAA reserves the right to reject all Proposals where the FKAA deems rejection to be in its best interest, or to reject any Proposal not in compliance with the Contract Documents. The FKAA reserves the right to waive any informalities and irregularities in said Proposals. Firms are hereby placed on formal notice that neither the FKAA Board of Directors, nor any employees of the FKAA are to be lobbied either individually or collectively concerning this project. The Governing Board of Directors of the Florida Keys Aqueduct Authority reserves the right to reject any and all bids, in whole or in part, to waive any irregularities or informalities in any bid, and to award to any party considered to be in the best interest of the Authority.
