Renovation of a multi-residential development in Lebanon, Pennsylvania. Conceptual plans call for the renovation of a multi-residential development.

The Housing Authority of the County of Lebanon will receive proposals from qualified architectural firms for design services related to various improvements at two townhome developments in Lebanon County. Cedar Court - This is a 41 unit family townhouse development constructed in 1982 and located in South Lebanon Township. The complex consists of 27 two bedroom and fourteen three bedroom townhomes located in in six (6) buildings. Gloninger Meadows – This is a 25 unit family townhouse development constructed in 1980 and located in North Cornwall Township, Lebanon County. The complex consists of 14 two bedroom and eleven three bedroom townhomes, located in nine (9) buildings. Scope of Work: This work will involve preparing plans and specifications for: replacement of existing hot air natural gas furnaces (including installation of central air conditioning which does not currently exist), renovations to the bathrooms, kitchens and installation of new flooring throughout the dwellings. Renovations to the bathrooms and kitchens will include new fixtures and cabinetry. The Authority does not anticipate that any of the renovation work will require the relocation of any plumbing or alterations to any load bearing walls. All of the renovations will be performed in unoccupied dwellings. Design Schedule: The Authority anticipates selection of a design professional and issuing a notice to proceed with design work by August 15, 2019. Completion of design (including construction drawings and specifications) for Gloninger Meadows will be due 90 days after issuance of the notice to proceed. It is anticipated that the Authority will place the Gloninger Meadows project for bid immediately after receiving the completed design documents. Completion of design documents for Cedar Court will be due approximately November 2020. The estimated project costs are subject to change. As of June 7, 2019 this project is seeking qualifications. The owner anticipates a notice to proceed with design work by August 15, 2019. It is anticipated that the construction work will likely be performed under separate contracts for the Gloninger Meadows and Cedar Court developments. Based on the most likely HUD funding schedule and available vacant dwellings the Authority would anticipate renovating two dwellings every month, beginning in approximately January 2020 at Gloninger Meadows with the last two dwellings being completed at Cedar Court in November 2022.
