Site work and paving for a mixed-use development in Welch, Minnesota. Completed plans call for site work for a sidewalk / parking lot; for paving for a sidewalk / parking lot; and water / sewer project.

**Per owner, Dan DeRudder. Awardee and amount is staying the same, the project scope has now changed. they are building a new water tower instead. the current water is staying where it currently is and the new project is to build a new water tower. please contact the owner with any questions.** The site is bounded by U.S. Highway 61 to the north and agricultural fields to the east, west and south. 130th Avenue bisects the site. Surface elevations across the site range from 1025 to 1004 1/2 . The work includes the following: A. Provide the necessary disassembly, complete relocation and erection, modifi#cations, coating reconditioning, and improvements of the existing 150,000 Gallon Elevated Water Storage Tank. 1. Provide and install new foundation, grout, sidewalk, tower entrance stoop, splash pad, fence, etc. at new tower loca#tion for existing 150,000 gallon tower. 2. Removal and relocation of existing 150,000 gallon tower and all new piping onto new foundation at new location. 3. Removal of existing inlet/outlet pipe and install new 12" inlet/outlet pipe. 4. Removal of existing tower foundation, driveway, sidewalk, and fencing. 5. Interior Wet Rehabilitation (a) Complete removal and replacement of protective coating system. 6. Interior Dry Rehabilitation (a) Complete removal and replacement of protective coating system. 7. Exterior Rehabilitation (a) Complete removal and replacement of protective coating system. 8. Miscellaneous grinding, welding, and caulking. 9. Install New Frost Free Vent. 10. Tower Logos. 11. Provide and install new interior wet ladder. 12. Provide and install new drain "mud" valve and piping to overflow pipe in tank bottom. 13. Provide and install new "cable style" safety climb system. 14. Provide and install new insulation, new aluminum jacket and new stainless steel banding. 15. Provide and install new overflow pipe flange and screen. 16. Seal existing holes in lower landing and modify to properly drain to overflow pipe. 17. Provide and install new dual LED aviation obstruction light. 18. Modify and sealweld top landing and add new drain/check valve to overflow pipe. 19. Provide and install new pressure manway and ladder access in tank bottom at top landing. 20. Install new recirculation pump and new piping. 21. Provide and install new Grid Bee GS-9 mixer system. 22. Modify existing dry riser and roof access hatch. Provide and install new aluminum hatch cover. 23. Provide spray insulation to the surfaces of the entire tower cone base interior. 24. Provide and install heater, dehu#midifier, sump, and sump pump in tower cone base. 25. Provide and install telecom coax/cable messenger pipe. The Bidder shall have experience as a General Contractor in the successful completion of fabrication and erection of three elevated water towers within the last five (5) years. All work under the Contract must be complete within four hundred fifty-five (455) calendar days after receipt of the Notice to Proceed. A copy of the plans and specifications may be inspected at the following locations: - Office of Bolton & Menk Inc., 12224 Nicollet Ave., Burnsville MN 55337. PLANHOLDERS LIST, ADDENDA AND BID TABULATION: The planholders list, addenda and bid tabula#tion will be available on-line at www.bolton-menk.com. Bids will be received on a unit price basis as itemized in the Bid Schedule. BID SECURITY: A certified check or a Bid Bond satisfactory to the Prairie Island Indian Community, in the amount of not less than 5 percent of the total Bid price submitted must accompany each Bid. OWNER'S RIGHTS RESERVED: The Owner reserves the right to reject any or all bids and to waive any irregu#larities and informalities therein and to award the Contract to other than the lowest bidder if, in their discretion, the interest of the Owner would be best served thereby. INDIAN EMPLOYMENT PREFER#ENCE CLAUSE: The Prairie Island Indian Community gives employment preference, to the greatest extent feasible, to Indians (including but not limited to members of the Prairie Island Indian Community). The Community also gives preference in the award of contracts and subcontracts and in the procurement of services, materials, supplies and equipment, to the greatest extent feasible, to Indian organizations and Indian-owned economic enterprises. The bidding entity agrees, to the greatest extent feasible: (1) to give pref#erence and opportunities for employment to Indians; and (2) to give preference in the award of any subcontracts and in the procurement of services, materials, supplies and equipment to Indian organ#izations and Indian-owned economic enterprises. Indians seeking to qualify for Indian preference shall submit tribal certification that the individual applicant is an enrolled member. Indian organizations and Indian enterprises seeking to qualify for Indian preference shall submit evidence of at least 51% Indian ownership and control of the bidding entity. LEGAL JURISDICTION: The Contractor will agree to comply with the laws of the Prairie Island Indian Community during the term of the contract and will consent to the application of the Community's laws and to jurisdictions of the Community's courts in the settlement of any disputes under the contract. LABOR RATES - MINIMUM WAGE REQUIREMENTS: This project is subject to the provisions of Davis-Bacon Act. PERFORMANCE AND PAYMENT BONDS: The successful Bidder will be required to furnish a Performance Bond and Labor and Materials Payment Bond each in the amount of the Contract. The Bid, Agreement, and Bonds shall be conditioned upon compliance with all provisions of the Bid Documents. PROJECT ADMINISTRATION: All questions relative to this project prior to the opening of bids shall be directed to the Engineer/Manager for the project.
