Homes for Good Housing Agency is seeking qualified contractors to provide services for various maintenance tasks on <100 units of single family homes and duplexes (noted below in Section II -- Scope of Services) in preparation for units to be sold. Three (3) contractors will be selected for a 24-month term, with no possibility of renewal under a Materials and Services Contract. The <100 units will be divided up amongst the three successful contractors, each will provide an individual quote per unit based on a task list provided by the Agency once the home has become vacant. Contractors will then have 2-3 weeks to complete the list and turn the units. Work to be performed may include but is not limited to: painting, flooring, cabinetry, lighting and other repairs. This is further defined below in Section II. Interested firms and individuals are invited to submit proposals in accordance with the requirements described below. Minority, Women and/or Emerging Small Business Enterprises are encouraged to respond. A Pre-proposal meeting will be held on June 18, 2019. Requests for additional information should be directed to Teresa Hashagen, Contract Administrator, at (541) 852-6044 The most qualified contractors will be selected to provide services under a Materials and Services Contract initiated by a Task Order. As units become vacant Homes for Good will inspect each dwelling and create a task list. The Contractor will then be responsible to provide a quote from the task list that will include all materials and labor. Once the quote is approved by the Contract Administrator, the contractor will receive a Task Order and complete the work. A typical scope may include but is not limited to: Order and review Pest and Dry Rot Report. Complete any items listed on the Pest and Dry Rot report. Repair/replace any damaged trim, cabinets, doors, plumbing issues, and electrical issues. Replace any windows that are broken with a like-kind product. Replace floor covering when necessary with either carpet or vinyl/synthetic plank flooring. Clean or replace window coverings. Make sure sufficient smoke and CO detectors are installed in accordance with state law and that water heaters are double strapped and have proper drainage. Professionally clean interior including windows and tracks. Repair any damage on roof and gutters. Clean roof and gutters. Pressure was or otherwise clean exterior of the home including windows consistent with punch list. Ensure the outside of home is well manicured just prior to market activation. Complete final walk through and inspection with Homes for Good staff. Submittals shall be tabulated in separate sections and labeled to match the requirements of Section IV. All materials shall be in 8.5" x 11" format.
