A. Portions of the Building Included: The complete reroofing of Area A, including new through-wall flashing, as shown on the Drawings.
B. Existing Construction:
1. Precast hollow core concrete deck, 6 mil poly vapor retarder, tapered isocyanurate insulation (2.75" to 14" thick), 1/2" wood fiberboard cover board, and a rock ballasted 60- mil EPDM membrane.
2. Refer to Section 01 70 00 for information regarding examination of the existing construction.
C. Summary of Work: The work includes, but is not limited to the following:
1. Remove existing materials to the deck.
2. Replace existing roof-related wood blocking slated for reuse if it contains more than 19 percent moisture, shows evidence of rotting, or is otherwise in a condition that provides an unsuitable substrate to receive new materials. Include 1,000 board feet of wood blocking replacement in the bid.
3. Exercise precautions to prevent damage to the membranes during construction (removal of existing and installation of new materials). Provide protection and a watertight and windresistant membrane condition at the end of each day's work and before the start of any form of precipitation.
4. Prime the concrete deck. Strip in deck joints with 6" neoprene centered over the joints.
5. Install a two-ply fiberglass felt vapor retarder in asphalt moppings over the deck and up the wall as shown on the Drawings.
6. Install 1/4"/ft. tapered isocyanurate insulation with a top layer of 1" rigid insulation, all layers mopped in asphalt.
7. Install four plies of fiberglass felts in asphalt moppings with an asphalt flood coat and gravel surfacing. Install a two-ply base flashing system at all canted and vertical surfaces. Provide the membrane manufacturer's 25 year NDL warranty.
8. Install new scuppers, downspouts, splash blocks, and control joint as shown on the Drawings.
9. Install color-coated galvanized iron sheet metal flashings at the details.
10. Install new through-wall flashing as shown on the Drawings.
11. Mechanical/Electrical:
a. Mechanical contractor shall disconnect, remove, and reinstall or replace mechanical curbs and/or equipment under a separate contract. Roofing Contractor shall coordinate with mechanical contractor.
b. Electrical contractor shall disconnect, remove, and reinstall existing antenna under a separate contract. Roofing Contractor to coordinate with electrical contractor.
