Site work and new construction of a warehouse / distribution facility in Federal Way, Washington. Completed plans call for the construction of a 40,000-square-foot, two-story above grade warehouse / distribution facility; and for site work for a warehouse / distribution facility.

Proposals have been received and are currently under review. The contract will not be awarded until early next year (2020). The selected GC/CM firm will receive direction from designated representatives of the Lakehaven Water and Sewer District, and will work as a member of a team to achieve project objectives. The District's project team will include representatives of Lakehaven Water and Sewer District, Helix Architects, and the CC/CM Advisor, Parametrix. The project, will include a new, approximately 40,000 square foot two story administration building with approximately 145 parking stalls, a new vehicle storage building, remodel of the existing maintenance building (a.k.a., "Water Shop"), replacement of the existing stormwater system, new underground. utility work, demblition of the existing administration building, new material storage areas, offsite improvements, and other miscellaneous buildings and features. The District's existing administration and maintenance facilities, as well as the adjacent fire station that shares the site, will be occupied and must remain. fully operational throughout construction, therefore requiring the new work to be completed in phases in order to minimize impacts on site access and facility operations. in addition to the buildings and onsite development, street front-age improvements will be required along 1st Avenue South as a condition of the site development and building.
