A Roseville-owned property of nearly 7 acres is the subject of a new request for proposals by the city. The 6.89-acre site - with addresses of 7250, 7300, 7400 Galilee Road and 8025 Industrial Ave. - could suit a commercial project with office, retail or other employment components. Special consideration will be given to projects that have a positive economic impact on the City of Rosevilles General Fund through the generation of sales tax, jobs and capital investment, states the RFP, released last week. As envisioned, future development of the site should include a large-scale project that will generate a year-round use for the community. Currently undeveloped, the property is near existing industrial properties and borders Roseville DMV office. Residential areas are to the east, but RFP language indicates current zoning on the land is suited for a commercial rather than residential use. A .79-acre piece on the southern end of the property could be retained by the citys utilities department for a possible water pump station, according to the request for proposals. The utilities department is planning preliminary work on water monitoring for the site this summer. The city would sell the land at fair-market value, defined in the request for proposals as $6.58 an acre. Based on varying amounts of property in consideration because of the possible water pump station, the price would range from $1.74 million to $1.9 million. City officials would interview developers who submit plans, if necessary, the week of May 28, with a possible selection no later than August. The method of contractor selection has not been determined at this time.
