Site work and new construction of an office development in Morinville, Alberta. Conceptual plans call for the construction of a office development.

Scope of Work (Not limited to): Renovation of Existing Old Building: 1. Existing Old Blue Building – found on 101 Street and 101 Avenue in Morinville – approximate 4,800 sq ft one level building to be renovated in full to produce a new Corporate Office space for Homeland Housing with a proposed budget of $650,000.00. 2. A preliminary design that Homeland Housing will provide and include within this RFP, will assist in a final design that the Proponent will present for the purpose of this project. Innovative and creative interior design will be requested for considerations. 3. Utilization of an existing building will reduce Civil engineering scope, but due to the limited space within this property, parking and utilization of the grounds will be essential for maximizing the property. In addition, review and planning with the Town of Morinville for parking availability on municipal streets. 4. With new code requirements for Handicap and/or Senior access, a challenge to provide an acceptable entrance will be required and implemented. 5. As this property is existing and over 70-80 years old, reviews with Structural engineers will be required for maximizing the entire building for offices, board room, meeting areas, washrooms and other room spaces. The existing Garage Door located in the basement is highly recommended to remain along with exits that are existing to upgrade or redesign. 6. Asbestos is within the building and will be require an abatement service to remove safely. 7. The entire mechanical and electrical services will be required to be fully upgraded with new costefficient equipment. 8. Over-all exterior appearance and finishes to be reviewed with neighbouring properties and follow any guidelines set by the municipality authority to blend with the neighbourhood. Landscaping to reflect a curb appeal design and to provide sitting and comfort areas for staff, visitors and/or public. 9. This facility will require security, fire alarm system, and adequate exterior lighting for visibility and safety for staff and visitors. 10. Not limited to the above, once the proponent successful in contract with Homeland Housing, planning in detail of all requirements of this New Corporate Office will occur. Tender has been cancelled. If/when the project will be re-tendered is undetermined at this time.
