Site work and renovation of a mixed-use development in Lexington, Kentucky. Completed plans call for the renovation of a 200,064-square-foot military facility; and for site work for a sidewalk / parking lot.

The project consists of various modifications to the existing Building 415 (CoMSupCen) for KY Logistics Operations Center. The Northeastern end of the existing building is to be converted from warehouse space to diagnostic/support bays for the new ALS-MWO vehicles that will soon replace the smaller ALS vehicles currently being supported at the facility. The last two structural bays will be separated from the warehouse with a new, insulated, metal-paneled wall extending to the underside of the existing structure. To facilitate the new vehicles, three new 16'-0" wide overhead doors will be added to the one existing overhead door, for a total of four doors (two on each end of the modified bays allowing vehicles to drive through. On the front facade the new overhead doors will replace existing, storefront doors. An additional egress door will be added to the front facade to maintain the required egress distances and mirror the door configuration on the rear facade. Two forklift-sized, overhead doors and two egress doors will be placed in the new dividing wall to allow movement of materials and personnel from the warehouse the ALS-MWO diagnostic bays. The support bays will require extensive upgrades to the electrical, data and mechanical systems as well as some modifications to the automated sprinkler system and some additional structural support for mounting new equipment. ELECTRICAL consists of a new dedicated electrical service entrance - 480 volt, three phase. Primary will be underground around to back of the building where grass now exists. Primary service is much more reliable because it is not affected by weather, traffic crashes, and is better protected from lightning. A new, pad-mounted transformer will be located and feed a new, service-rated, automatic transfer switch. A new emergency generator (rated full service size) will be provided. Everything fed from the new electrical service will be backed up via the generator. MWO units require shore power of 100 amps at 208 volts single phase. Six stations will be provided for six trucks to be operated simultaneously. An additional 50 amp, 208 volt receptacle will be provided for an RV inside of the bay. Circuits will be provided for all new equipment. DATA consists of two separate fiber runs from the MDF to two termination blocks inside of the bay to allow one system to be secure and one system to be open. Two wall-mounted punch-down cabinets will be provided for each circuit for data to be provided by the User. The long run from MDF room to this bay is about 900 feet with junction/pull boxes - as a result, the cost estimate will reflect a large value for this item. HVAC: Air conditioning will be provided for the entire bay served by a single gas fired unit that is ground mounted. Ductwork will travel up from unit on short wall and run the entire length of the bay. The air conditioning unit will be sized to allow six power packs (approx... 42Kbtu each) to be used simultaneously. General exhaust and two louvers will be provided for temperate times. Two large high-volume paddle fans will be provided above the bay to assist with stratification problems. An existing high volume fan will be relocated on opposite side of new bay wall and an additional new high volume fan will be installed in this area. Automotive exhaust removal systems will be provided to each MWO location that will allow the generators and trucks to be both running at the same time - 12 connection points for six trucks. Three exhaust fans will each operate four connections (for two trucks per fan) to save on makeup air. FIRE PROTECTION: Sprinkler heads will be adjusted around new garage doors. Fire alarm strobes will be provided for new space. The mounting of overhead vehicle exhaust systems will require the addition of steel mounting brackets for each vehicle bay. Exterior drive areas will be altered to connect to the new overhead doors with concrete aprons and increased turning areas for the larger ALS MWO vehicles. At the rear of the facility, where the larger and heavier ALS MWO vehicles will need to maneuver the existing asphalt will be replaced with concrete pads to better support the stopping and turning of the vehicles. Work on these areas will be phased to allow continuous access to the existing loading docks at the rear of the building and the parking lot at the front entrance. Utility work includes relocation of fire hydrant that will be in new path of trucks at the front of the building. All bids shall be accompanied by a bid guarantee (in the form of a bid bond or certified check) of not less than five (5%) percent of the amount of the lump sum base bid. A 100% Performance Bond and a separate 100% Payment Bond shall be furnished by the successful bidder. All bonding and insurance requirements are contained in the Instructions to Bidders and/or General Conditions. Bonds should be executed by a surety company authorized to do business in the Commonwealth of Kentucky. The Division of Engineering and Contract Administration, Commonwealth of Kentucky, reserves the right to reject any and all bids and to waive all informalities and/or technicalities where the best interest of the Commonwealth may be served. There will not be a pre-bid on the above referenced project.
