Demolition, site work, renovation and addition to a mixed-use development in Sherbrooke, Quebec. Reference Number : 1655668 Deadline for receipt of complaints: 2022-11-18 Submission sent electronically accepted: Yes, in a single submission document Expected duration of the contract without the options (in months): 20 Pavilion A5, which is an integral part of the Faculty of Letters and Human Sciences (FLSH), will be completely demolished and then rebuilt in the same sector. The building mainly houses teachers' offices and its main use will remain the same after the work. The reconstruction of this pavilion will provide FLSH faculty with quality offices and meeting rooms that will benefit from as much natural light as possible and that will maximize the view of Mount Orford. The new A5 will meet universal accessibility standards, will bring together the spaces of the same department on a single level, will exploit the potential of our environments and will be developed based on the principles of organizational health in addition to facilitating maintenance and repair operations. It should be noted that a first version of the renovation project for pavilion A5 (demolition and reconstruction) was the subject of a public call for tenders from general contractors in the spring of 2022. Given the very high results of the tenders, the he University of Sherbrooke made the decision not to award the contract. Following the cancellation of this call for tenders, the PUBLIC BODY reviewed and modified the project as a whole in order to optimize the initial concept. These major modifications are included in the project covered by this call for tenders. The initial concept of pavilion A5 presented a building spread over 5 floors. In order to rationalize and simplify the project, the ground floor and the basement have been combined. The new pavilion has 4 floors instead of 5. The mechanical and electrical rooms have been refurbished according to the new configuration, as has the mechanical and electrical distribution. The portion of the roof terrace that was located above the mechanical room has been eliminated and the area of the outdoor space in the courtyard has been reduced from approximately 190 m 2 to 65 m 2 . The area of the pavilion, which was originally 1,484 meter square , is currently more or less 1,520 meter square. The main entrance (universal access) to pavilion A5, which is at level 0, is now linked to the lowest level of pavilion A4. The ground levels in front of pavilion A4 are lowered. Landscaping, sidewalks and parking lots are configured with the new levels of the land. In order to eliminate underpinning work, the new pavilion A5 has been offset from pavilion A4 using a small footbridge. The structural reinforcement work that was required on the roof of pavilion A4 has been eliminated. Metal braces were added and the concrete elements were simplified. The firewall at the junction between pavilions A4 and A5 is also simplified. The curtain wall has been simplified: which was originally painted and now with a standard clear anodized finish. The details and components of it have also been simplified. Glass sections have been standardized. Patterned screen-printed glass elements have been eliminated. Metal cladding panels that were painted now have a natural anodized finish. Several details in the interior and exterior finish have been simplified (gypsum, perforated metal siding, etc.). The shaft bulkhead at the heart of the exit stairway has been eliminated. As regards the realization of this project, a first stage, for the demolition of the existing pavilion, will have to be carried out under asbestos conditions (see report and documents of management of contaminants). Minor rearrangements as well as the addition of fire shutters according to the exposure facades will have to be carried out in pavilions A4 and A6 in order to allow connection with the new pavilion. Please note that Pavilion A5 has been unoccupied since September 2022. Brief description of the options: No options are provided for in the contract. Contract length : 20 months Bid guarantee: A tender guarantee corresponding to ten percent (10%) of the total amount of the tender Performance Guarantee: A performance bond and a bond of the contractor for wages, materials and services equivalent to fifty percent (50%) of the amount of the contract each.
