Site work and new construction of a mixed-use development in Toronto, Ontario. Design plans call for the construction of a 205,275-square-foot, 26-story above grade, 267-unit multi-residential development; and three-story below grade, 67-space parking garage.

Redevelopment of a parking lot on 0.74 acres on the east side of Sherbourne Street, north of Carlton Street in Cabbagetown with a 26-storey tower, containing an even split of affordable rental and market units. 267 units are planned in the tower element that will rise above a four-storey podium with a mid-block connection is included on the north edge of the property linking Sherbourne and Bleecker Streets. There will be 133 affordable units. The ground floor consists of a community space fronting onto Sherbourne, with two-storey townhouse units fronting onto Bleecker Street. Amenity spaces will be found on the main level and the fourth floor for a total of 6058 square feet of indoor amenities and 6,703 square feet of outdoor amenity space. The project includes 67 below grade parking spaces, with 52 resident spaces and 15 visitor spaces. There will be 267 bicycle storage spaces provided, in a mix of 240 long term spaces and 27 short term spaces. TIMELINE: A rezoning application was submitted to the City of Toronto March 2021 and has been approved. CreateTO Board of Directors approved this project as part of a revised HousingTO 2020-2030 Action Plan which aims to develop five housing-ready sites under a public builder model, chosen for their strategic locations that offer potential for significant community and economic benefits. As of November 2023, Toronto City Council is considering a Staff Report that is looking at Generational Transformation of the Toronto Housing System to Urgently Build More Affordable Homes, which includes plans to build an additional 65,000 new rent-controlled homes across the city for low and middle-income households in collaboration with non-profit housing organizations. The competitive market offering will find a private non-profit developer partner who will build the project. Schedules for working drawings, tender and construction timing is undetermined pending council approvals and funding. *The project is part of the second phase of the city of Toronto and CreateTO Housing Now initiative. The initiative is the latest element of the City of Toronto HousingTO 2020-2030 Action Plan, a comprehensive ten-year blueprint to address affordable housing issues in Toronto, ranging from homelessness to rental and ownership housing to long-term care for seniors.
