The owner has selected a Construction Manager. https://www.washoecounty.us/csd/planning_and_development/board_commission/board_of_adjustment/2020/Files/December%203,%202020%20Agenda_________________________ https://www.washoecounty.us/csd/planning_and_development/board_commission/board_of_adjustment/2020/Files/December%203,%202020%20Agenda______________ It is the intent of this Request for Qualifications (RFQ) to solicit sufficient and verifiable information from prospective providers of Construction Manager at Risk (CMAR) services to provide experienced and expert services to Washoe County Community Services Department, Engineering and Capital Projects Division, for the Truckee Meadows Fire Protection District (TMFPD) Station 37, Washoe Valley Fire Station and Administration/Maintenance Facility Expansion Projects. Description of Project: Project Name: Truckee Meadows Fire Protection District Fire Station and Admin Complex Projects Gross Building Area: +/-50,000 sq. ft. total over 3 facilities located in 3 independent locations Estimated Construction Budget: $14,000,000 for all project scope for all 3 locations General Project Description: On behalf of TMFPD, Washoe County Community Services Department (WCCSD) seeks a Construction Manager at Risk (CMAR) for pre-construction and construction management services for the Truckee Meadows Fire Protection District Fire Station and Admin Complex Projects development and construction. The preconstruction services will be performed in conjunction with the scope of services being provided by the selected Architect. The purpose of the project is the design and construction/remodel of facilities located at 3 independent construction sites. There are three (3) distinct projects related to this RFQ which are described below. Station 37 Project: The design for this project has progressed with TSK Architects through the conceptual design phase and the special use permit (SUP) has been applied for with Washoe County Community Development. The current project schedule includes completion of the SUP approval phase, during which conceptual cost estimating and scheduling/construction planning is to be completed by end of December 2020. At that time the full design scope will proceed with the selected Architectural Firm and CMAR which is expected to yield 100% CD permit sets no later than May 1, 2021 with anticipated construction commencement by July 15, 2021 with a 9 month duration. The conceptual plans have been provided in this package for reference. Washoe Consolidated Station Project: The design for this project has not started at this time and a selection is in process for an Architectural team. Initial site evaluations have been concluded. The intent for this project is to work with the CMAR and Architectural team to complete the conceptual design phase and apply for the special use permit (SUP) with Washoe County Community Development February 8, 2021. During the completion of the SUP approval phase conceptual cost estimating and scheduling/construction planning is to be conducted. Once the full approval is received for the SUP, which is expected in April 2021, the full design scope will proceed with the selected Architectural Firm and CMAR which is expected to yield 100% CD permit sets no later than September 1, 2021 with anticipated construction commencement by November 1, 2021 with a 12 month duration. A reference set of plans have been provided in this package for reference. TMFPD Administration & Maintenance Facility Project: The current project schedule will include the Owner, CMAR and Architectural Team analyzing the programming and performing facility evaluations and recommendations for design and construction by end of January 2021. At that time the full design scope can be determined based on budget availability and evaluated along with all other projects in this package and full design scope will proceed with the selected Architectural Firm and CMAR which is expected to yield 100% CD permit sets no later than October 1, 2021 with anticipated construction commencement by January 15, 2022 with a 5 month duration. Detailed information regarding schedule of dates on which it is anticipated that the separate phases of the preconstruction and construction of this public work, together with the list of the selection criteria and relative weight of the selection criteria that will be used to evaluate statements of qualifications, are available to all applicants in the bid package available from portal.
