Renovation of a mixed-use development in Lewistown, Ohio. Completed plans call for the renovation of a educational facility.

Project Location: Indian Lake High School: 6210 SR 235 N, Lewistown, Ohio 4333 Indian Lake Middle School: 8920 CR RD 91, Lewistown, Ohio 43333 The Project is anticipated to include the following: a. Indian Lake Middle School: Evaluate the existing EIFS system and design necessary repairs to be completed prior to installing a new base coat, reinforcing mesh, and finish coat. b. Indian Lake High School: Evaluate the existing EIFS system and design necessary repairs to be completed prior to installing a new base coat, reinforcing mesh, and finish coat. In addition, remove the existing ballasted roof systems above the media center area (and adjacent classrooms), auditorium, gymnasium, wrestling room, and locker rooms and install a new fully-adhered singly ply membrane roof system. The Project consists of all labor, materials, equipment, and services necessary for the proper completion of Indian Lake - High and Middle School - 2021 Roof and EIFS Repair Project (referred to as the "Project"), all in accordance with the Drawings and Specifications prepared by the Design Professional High School EIFS and Masonry Repairs 1. Remove areas of wet insulation (or other significant deterioration) within the EIFS system. There are areas indicated on the project drawings that are to be removed. In addition, there is an allowance for additional areas that are to be removed and replaced. See Section 01 21 00 Allowances for the allowance related to this work. 2. Remove existing EIFS control joints, masonry expansion joints, and sealant joints between masonry and dissimilar materials (i.e. windows, doors, louvers, etc.). 3. Remove the existing EIFS ledge, install new wood blocking, underlayment, and sheet metal ledge flashing. See Coded Note 1.6. 4. Remove approximately 16" of EIFS above the roof tie-in. Install new sheet metal receiver and re-work roof base flashing to eliminate the existing sealant joint. See Coded Note 1.5. 5. On Elevation 7, remove the existing EIFS system and window system. Install new drainage EIFS system and window system. 6. Remove existing deteriorated mortar joints and point in areas below the EIFS ledge flashing where the mortar joints are deteriorated. See Coded Note 5.1. 7. Remove the existing wall mounted school signage and replace with new wall mounted signage. 8. Re-work parapet and edge metal tie-in details. 9. Install new base coat, reinforcing mesh, and finish coat over all EIFS surfaces (inclusive of soffits). High School Roof Replacement - Roof Areas A - G 1. Remove existing ballasted EPDM membrane roof system. 2. Inspection the structural steel deck for areas of deterioration and repair as necessary. 3. Install new fully-adhered thermoplastic membrane roof system as follows: o 60-mil White Thermoplastic Roof Membrane o 2.0" Polyisocyanurate Roof Insulation o 2.0" Polyisocyanurate Roof Insulation o Polyethylene Vapor Retarder o Existing Steel Roof Deck A 20-year full system warranty, inclusive of wind speeds up to 90 mph and hail 3/4 " in diameter will be specified. 4. Install new flashings, edge metal, gutters, and downspouts. 5. Install snow guard system to prevent sliding ice and snow. Middle School EIFS Repairs 1. Remove areas of wet insulation (or other significant deterioration) within the EIFS system. 2. Remove existing EIFS control joints, masonry expansion joints, and sealant joints between masonry and dissimilar materials (i.e. windows, doors, louvers, etc.). 3. Remove approximately 16" of EIFS above the roof tie-in. Install new sheet metal receiver and re-work roof base flashing to eliminate the existing sealant joint. See Coded Note 1.5. 4. Install kick-out flashings at roof and wall intersections. 5. Install new control joints at crack locations within the EIFS. See Coded Note 1.9. 6. Install base coat, reinforcing mesh, and finish coat and direct applied finish areas where there is excessive cracking. See Coded Note 1.3. 7. Replace existing soffits where there is existing moisture staining/damage. See Coded Note 1.16 and 1.17. 8. Install elastomeric coating over the entire EIFS surface (inclusive of soffits).
