Renovation of an educational facility in Cincinnati, Ohio. Completed plans call for the renovation of a educational facility.

As of May 25 2022 this project is in construction. Submit all questions regarding this RFQ in writing to Brian Mitchell at brian.mitchell@uc.edu with the project number included in the subject line (no phone calls please). The project involves the renovation and redevelopment of 121 East McMillan. This project is critical to accelerating the continued growth of the Cincinnati Innovation District (CID). The space provided by this project will enable the University to meet the high demand from corporations desiring to partner with the University and access talent and innovation connections in the CID. The building at 121 East McMillan Street was originally built as a diocese church, later converted to a school, sold the county and converted to office space, and last renovated to a dental practice in the 1970's until it closed operations in 2019. The university conducted a renovation study to look at its adaptability as flexible office and program space complete with new office spaces, renovated restrooms, and public spaces along with bringing up all associated aspects of the building up to current code. This new space will complement the 1819 Innovation Hub functions and provide more available space for use by partner tenants. The overall desire is to leverage the original building character to create a work environment for leasable tenant spaces to be able to collaborate in very much in the aesthetic style and function of the 1819 facility. As the facility will be a leased space, we envision a separate core and shell versus tenant improvement scope of work will be developed for this project. Experience working in commercial real estate format to organize the design and manage associated details will add value. Related, the university has identified a key partner for this space and they may participate in the selection of this A/E team and also may wish to add a consulting interior designer to the TI package for spaces they intend to rent and would have to partner with the team built herein. The feasibility study was performed by CR Architecture + Design, Cincinnati, Ohio in conjunction with Motz Engineering, Cincinnati, Ohio (MEP analysis). The entire contents of the feasibility study, as well as floor plans and other relevant information assembled to date will be made available to the shortlisted firms. In general, the scope of the renovation work consists of the following: Removal of large stucco panel inserts and replacement of fenestration as needed to restore the facade mostly to its original composition, flat roof replacements, new mechanical systems with new building automation, replacement of all electrical systems, new plumbing systems, addition of new addressable fire alarm and suppression systems (not currently sprinkled) , elevator system repairs and modernization, new rest rooms, new finished public spaces, and some mix of finished and "white box / shelled" interior spaces for tenants as part of a tent improvement package to be delineated with the selected firm and as partners desire space in the process, site cleanup with new patio, hardscape and landscape elements, and related full renovation of the facility. LEED Certification: The University is not seeking LEED certification for this project The selected AE firm shall have proven experience in, adaptive reuse, highly dynamic collaborative corporate office, and interior design, understanding and ability to arrange lease and owner amenity scopes of work, higher education learning environments, and related public higher education works. The selected A/E, as a portion of its required Scope of Services and prior to submitting its proposals, will discuss and clarify with the Owner, the cost breakdown of the Architect/Engineer Agreement detailed cost components to address the Owner's project requirements. Participate in the Encouraging Growth, Diversity & Equity (EDGE) Program as required by statute and the Agreement. As required by the Agreement, and as properly authorized, provide the following categories of services: Final Programming, Schematic Design, Design Development, Construction Document Preparation, Bid and Award Support, Conformed Documents, Construction Administration, Post-Construction, and Additional Services.
