Renovation of a religious / funeral development in Elgin, Illinois. Completed plans call for the renovation of a religious / funeral development.

Project scheduled to be awarded on 5/26. This is an Illinois Prevailing Wage project. Published in Daily Herald April 9, 2021 (4561688) Item 1: Replace Concrete Roof The concrete roof is no longer intact. It is deteriorating and sections of the roof are missing completely. Due to these conditions the roof is no longer functioning as intended and leaving the monument susceptible to water infiltration. Scope of work, Item 1: 1. Remove existing concrete roof. 2. Rebuild top section as necessary (Item 2) 3. Build frame mold around roof 4. Pour new concrete roof Item 2: Rebuild Top Section as Necessary The mortar joints are falling out and/ or are missing from many areas on the top sections of the monument. Scope of work, Item 2: 1. Remove concrete roof (Item 1) 2. Cut joints 3. Deconstruct top 2’ – 3’ as necessary 4. Rebuild top section(s) of monument to match existing. Item 3: Repoint 100% with Red Bead Joint Scope of work, Item 3: 1. Repoint 100% a. Cut mortar back 2½ times the height of the joint or further back to sound material. b. Remove existing mortar with the Center Cut Approach using specialized power routing tools with cutting blades that are one-half the width of the existing mortar joints, once the center-cut is executed, the mortar will be hand removed with chisels to the brick edge to avoid over cutting of the stone surface. c. Joints will be flushed out with water to remove all loose mortar and sandy residue left post-removal. 1. Leave joints to dry. d. Finish joints to match original red bead joint profile 4 e. Project mortar: New mortar will be formulated to match the original in composition, sand gradation and color. 2. Replace all unstable stone units as needed Item 4: Clean Stone and Concrete Stairs Scope of work, Item 4: 1. Perform two 2’ x 2’ test windows to determine appropriate cleaning procedures, product dwell time, etc a. Baseline for cleaning is hot water at a low psi. b. Product: If the contractor determines a solvent is required, the contractor will use Diedrich Technologies 101G. c. Removal benchmarks are to predominately clean masonry without acid-etching, increasing the Ph, or damaging the stone. d. Test sample to be approved by owner prior to proceeding with this work. 2. Clean all stone surfaces 3. Remove black encrustations using Diedrich Technologies Black Encrustation Remover or D/2 Detergent Question Cutoff Date 4/21/2021 04:00:00 PM (ET)
