Description of Work: Phase 1 includes 56,555 sf of interior renovation as well as mechanical/electrical infrastructure to support both phases. Interior construction of learning environments, support space and other program function is constrained due to the associated infrastructure costs for the new mechanical and electrical systems, service elevator and new life safety systems for fire alarm and sprinklers that will ultimately serve both phases. Vincent Hall is a phased renovation, with Phase 1 consisting of 60,172 square feet. The remainder of the building will be occupied and used for classroom instruction during the course of the Phase 1 renovation. The facility, identified as Building 21401, is located on Brainard Avenue between 21st and 22nd streets at the Fort Gordon Installation in Georgia. The building was originally constructed in 1986, with subsequent renovations since 1997 to provide minor upgrades. The existing building systems are now reaching the point of needing full replacement, along with other code upgrades. The building is 34 feet high, two-story, steel-framed structure with approximately 165,000 square feet of interior space primarily on raised floors. It has a brick veneer and a flat roof that is oriented with the entrance at true north. The only glazing on the building is at the entry storefront; there are no windows in the building. The building contains the following distinct functional features: Addendum #1 & #2 have been issued. Period of Performance: 600 calendar days.
