Renovation of a mixed-use development in Genoa, Ohio. Completed plans call for the renovation of a municipal facility.
Sealed bids will be received to provide and install building restorations at the Village Town Hall/Civic Theatre located at 509 Main Street, Genoa Ohio 43430 for the Village of Genoa Ohio. Bid security shall accompany each proposal. All bids shall remain valid and open for acceptance for a period of at least 60 days after the bid opening. Bidders are to include and pay State of Ohio "Prevailing Wages" for this project. The bids are for a single prime contract. Polishing, buffing, stripping, coloring, lacquering, spraying, cleaning and maintenance of ornamental and architectural metals, iron, bronze, nickel, aluminum and stainless steel and in mental specialty work, various stone finishes, stone specialty work and any other work pertaining to the finishing of metal, stones, woods, and any window washing/cleaning done in conjunction with this work, using chemicals, solvents, coatings and hand applied lacquer thinner, removing scratches from mirrow finished metals, burnishing of bronze, statuary finishes on exterior and interior surfaces and the use of all tools required to perform such work, including but not limited to polishes, spray equipment and scaffolding. All work on scaffold 4 sections or higher, including any boom lifts and swing stage scaffolds including the rigging and derigging of hanging/suspended swing stage systems and rappelling/bolson chair work, ADD $1.50 per hour. The Architect/Engineer, without invalidating the Contract, may order additional work with the Owners' approval by altering, adding to, or deducting from the work. All such changes shall be executed under the provisions of the Contract, unless otherwise expressly stipulated. If the Contractor determines that additional drawings, revised Drawings, or other directions issued subsequent to execution of the Contract will result in increased or decreased scope of the work, he shall notify the Architect/Engineer immediately and shall not proceed with the affected work until authorized. The additions to or deductions from the Contract Sum shall be determined per Contract Agreement. 1. Remove existing built-up roofing around the tube steel column supports and mechanically remove all rust and corrosion. Install boot style flashing and patch roofing. 2. Mechanically clean all surface rust and corrosion on the steel columns, arches, and guard rails. Remove existing rust by grinding surface to a clean, dull and dry substrate. Prime with Sherwin Williams Kem-Bond rust inhibitive primer and top coat with urethane alkyd enamel. Color to be selected by the owner. 3. Remove the bell rocker pin support strap bolts and replace with stainless steel bolts. 4. Remove the untreated wood infill panels connected to the steel arches and replace with AZEK 3/4" solid panels cut to fit following the manufacturers installation guidelines. Replace the interior wood trim that is securing the panels to the metal framing. Clean and prepare all panels and trim. Prime with Sherwin Williams Loxon followed by an exterior grade latex. Color to be selected by the owner. 5. Apply Sherwin Williams Kem-Bond primer and urethane alkyd enamel top coat to all new steel. 6. Restore brick chimney assembly noted on the north elevation. Remove and salvage materials down to solid grout. Restore and rebuild the chimney to its original configuration. Supplement needed brick from new materials approved by the architect. Base bid is for one chimney. Alternate 1 is for a second chimney as noted on the elevation. 7. Remove and replace restroom and shower flush valves and faucets. 8. Restore shower walls.
