Renovation of an educational facility in Columbia, Missouri. Completed plans call for the renovation of a educational facility.

All Contractors and Subcontractors shall conform to the State of Missouri, Division of Labor Standards, Annual Wage Order No. 28, Section 010, Boone County, in accordance with Section 290.262 CUM. Supp. RSMo 2000. All Contractors and Subcontractors shall conform to the Missouri Prevailing Wage Law Sections 290.550 to 290.580 Public Works during Excessive Unemployment, if applicable to this Project. The Owner reserves the right to reject any or all Bids and to waive informalities or irregularities in the bidding. This project consists of maintenance repairs to the existing building. The existing building consists of load-bearing concrete masonry walls with brick veneer, structural steel framing, and steel joist roof framing with metal roof decking and EPDM roofing systems. Existing storm drainage systems will not be significantly altered by this project, nor will any new impervious area be added to the site. The maintenance repairs consist of a limited HVAC unit replacement, a partial roof replacement and roof structure replacement in designated areas only, limited removal and/or replacement of existing interior HVAC compontents, and limited removal and replacement of existing interior ceilings in designated areas only. The purpose of the roof structure removal and replacement as well as the interior ceilings removal and replacement is to allow the removal and replacement of the existing HVAC units and related components. Per 2018 International Existing Building Code Section 602, the work of this project is considered to be "Level 1 Alterations". Per 2018 IEBC Section 707.1, the existing building is not required to fully comply with the energy requirements of the 2018 IECC. However, the Alterations shall conform to the 2018 International Energy Conservation Code for new construction only (R-30ci for roofs with insulation entirely above roof deck). The Occupancy / Use Group of the existing building is not being changed. The roof demolition consists of removing the existing EPDM roofing membrane and insulation down to the existing roof decking, removing the existing metal parapet / wall / roof edge copings, and removing the existing roof decking and steel roof framing where needed to remove and replace several existing HVAC units. The new roofing system is an insulated EPDM roofing system on low-slope roofs with an approximate R-Value of R-38. New replacement roof drains will be provided, as well as new metal parapet and wall copings and flashings
