professional services to assist in the planning and construction of HVAC mechanical systems upgrades for facilities. Owner Agent (OA) services could include planning and construction administration services. This Project scope will be for West Park Elementary School, West Main Elementary School, Willyard Elementary School, Carlin Elementary School, and Brown Middle School. The project will be to replace boilers at Carlin, West Main and Willyard; to replace all heating plumbing for all schools; to install new unit ventilators in all buildings, and to add chillers and plumbing for classrooms and offices in all of the buildings. Scope includes classrooms, offices, and gyms. All unit ventilators will be installed with Bipolar Ionization to filter the air. Carlin is planned to be bid as an alternate. Project Schedule: 1. Architect/engineer has been selected/hired by the Board 2. Design Phase has started. 3. Preconstruction to start immediately after selection of Owner Agent. 4. Early demolition is expected to start in April 2022. 5. Remaining work to be completed by the start of classes in Fall 2022. The estimated cost of construction is approximately 5.7 million dollars. The Owner Agent scope of work includes: 1. OA shall review design documents for constructability, coordination, completeness and value. Provide a written constructability analysis report with recommendations to the Owner and Architect 30 days after Contract award. 2. OA shall be onsite periodically to monitor construction quality. OA shall attend on-site meetings with Contractors, Owner, and Architect to assure timely review and response to questions and resolution of field conflicts of incorporation of design changes. OA shall document all field conflicts and help resolve these issues by coordinating with Architect, Owner, and other regulatory agencies. OA shall review change orders and recommend action to the Owner, as well as submit comments to the Architect for review. 3. Inspections: OA shall provide daily periodic inspection of the Project to assure compliance with bid documents. The work includes pre-construction photos and site documentation as well as progress photos, inspection reports identifying type and number of crews and equipment working, conflicts, actions approved, and resolution of minor conflicts. OA shall witness specialty testing and inspection. 4. Contract Compliance: OA will monitor Contractor's Insurance and Bonds to assure total coverage at all times. OA will record all Liens and Stop Notices and resolve any outstanding ones prior to acceptance. 5. Correspondence: OA will review Request for Information and other correspondence with Architect, Owner, and other regulatory agencies to provide timely, complete, correct, and costeffective responses to Contractor's questions. 6. Invoices and Pay Estimates: OA will review and verify pay applications with Contractor and Architect, and forward recommended action to Owner. 7. Deliverables: Field records, inspection logs, monthly statements and invoices, and other documentation as required by the Owner. Attend weekly meetings with the project team including Architect and Owner. 8. Project Acceptance and Close Out: OA will participate in punch list walk through, Commissioning, and will prepare and distribute punch list to all parties, including Architect and Owner. OA will assure that punch list work is completed. OA will collect and distribute all required operating and maintenance manuals.
