Site work, renovation and addition to an elderly care / assisted living facility in Calgary, Alberta. Completed plans call for the addition of a 38,000-square-foot, four-story above grade, 95-unit elderly care / assisted living facility; and for the renovation of a elderly care / assisted living facility.
Altus Group on behalf of its client, Silvera For Seniors, invites proponents to submit a proposal to provide CM Services for the completion of the project as generally described in this Request for Proposal (RFP), the CM Services Request For Proposal, and other various documents provided in THE appendices. It is the Owner's objective to achieve best value for money and the most efficient schedule. In order to achieve these goals, the Owner seeks a highly qualified CM to join the team. The Construction Manager will be expected to bring their expertise in defining the project schedule and finding ways to work with the current constraints of working under strict timelines and working in an operational seniors housing facility. The Construction Manager will work with Silvera for Seniors, Altus Group, and engaged Consultants in a pre-construction role to review constructability, produce estimates, review budgets, develop schedule, and mitigate future risks. Once the initial preconstruction services commence it will be expected that the CM is fully engaged to provide assistance to the team in securing a project plan, tendering schedule, amongst other deliverables to ensure the project is expedited efficiently. The CM is expected to be proactive in all estimating, forecasting, tendering, site logistics, and with phased design input. The Construction Manager will complete a competitive tender process for subtrades and see construction through to completion for scope that will form each individual phase in 2024, 2025, 2026 and potentially beyond. Funding for the construction of interior upgrades including the roof renovations in the NW corner of the site for execution in 2024 have been approved. It is anticipated that the completion of the remaining interior work will be completed, while occupied, over the next few years. Funding for the tower expansions is still ongoing and is not considered part of scope at this time, other than to provide CM support and advice to the design team as the project moves forward through detailed design. It is possible and anticipated that the CM will remain engaged through the construction of the expansion depending on construction methodology and funding requirements. The scope of work for which construction funding is approved includes: Relocation of 2 suites to NW corner of building (SAHURI/DBK/TRL scope) Roof/Envelope Work to accommodate future expansion in NW corner (SAHURI/DBK/TRL scope) Common area modernizations throughout building (SS5/RKA/MCW/MMP scope) Changes to front entry façade related to common area improvements impacts affecting central gathering spaces including commercial kitchen, dining hall, admin area, and amenity/lounge areas and corridors (SS5/RKA/MCW/MMP scope) Other scope that may be identified and best coordinated through this project which may include suite improvements, shower replacements, mock ups or other exploratory works. In addition to the potential expansion and minimizing site impact, the largest challenge on the project will be determining the phasing plan for sequencing of works to execute on the above approved scope(s). Phasing will largely take into account the construction budget for each area, coupled with a well thought out hoarding and safety plan to allow the facility to remain fully operational throughout all (multi-year) construction phases.
