Renovation of a multi-residential development in Roanoke, Virginia. Completed plans call for the renovation of a one-story above grade multi-residential development.
City of Roanoke Redevelopment and Housing Authority, Roanoke, Virginia, is seeking sealed bids for the following: Porch Repairs for Single-Story Apartment Units Villages at Lincoln. Work on this contract shall be completed within 180 calendar days of the date established in the notice to proceed issued by Contracting Officer. The Contractor agrees to provide all material and labor to perform all work required under the Contract and described in the plan Project Manual entitled Porch Repairs for Single-Story Apartment Units Villages at Lincoln, AMP 202 (the Project) and shall do all things, and take all actions, as required by this Agreement, in strict compliance with the Contract, as defined herein. 1) The Work generally consists of replacement of deteriorated porch beams, ends of roof trusses, roof sheathing, fascia, etc. due to water intrusion into the framing for front and rear porch roofs for 41 single-story apartment units at Villages at Lincoln, AMP 202. a. The extent of repairs for each porch roof is unknown. Bid quantities have been provided on Bid Form. b. Investigation will need to be made regarding the extent of repairs required. The bottom run of roof sheathing is to be removed on both sides of each porch to fully investigate roofstructure beneath. c. In situations where a beam supporting the porch roof has to be replaced, the Contractor shall construct temporary means of supporting the porch roofwhile the beam is being replaced. d. These brief description shall not in any way be constructed to limit the contractors obligations for compliance with the contract documents. Change: Deadline for receipt of questions and comments is extended to 1:00 PM,local prevailing time, Tuesday, November 2, 2021
