Federal Elderly Buildings - Various Electrical System Upgrades. Work outside the project site as called for in the Contract Documents and as required for the performance of the Work. The restoration of any items damaged or destroyed by encroaching upon areas outside of the project site. Providing and restoring, where appropriate, all temporary facilities. A. The work under the Contract consists of: (1.) Applying for, paying for and obtaining all permits required for the work, including but not limited to building, electrical, plumbing, fire protection and other permits, requesting and attending all inspections of the work, and obtaining all approvals; (2.) Brady Tower: (a) Removal of existing combination smoke/carbon monoxide (CO) alarm outside bedroom; (b) Provide combination smoke/CO alarm outside bedroom connected to existing branch circuit wiring. Extend branch circuit wiring to new smoke alarm inside bedroom(s); (c) Replace loadcenter, provide AFCI breaker for extended smoke alarm branch circuit; (d) Provide fire alarm repairs as specified below: (i) Replace existing fire alarm control panel (FACP) with new; (ii) Replace existing common area and recall smoke detectors with new, compatible with replacement FACP; (3.) Highland Gardens: (a) Removal of existing combination smoke/carbon monoxide (CO) alarm outside bedroom; (b) Provide combination smoke/CO alarm outside bedroom connected to existing branch circuit wiring. Extend branch circuit wiring to new smoke alarm inside bedroom(s); (c) Provide AFCI breaker in existing loadcenter for extended smoke alarm branch circuit; (4.) Fr. Properzi Manor: (a) Removal of existing combination smoke/carbon monoxide (CO) alarm outside bedroom; (b) Provide combination smoke/CO alarm outside bedroom connected to existing branch circuit wiring. Extend branch circuit wiring to new smoke alarm inside bedroom(s); (c) Replace/retrofit loadcenter, provide AFCI breaker for extended smoke alarm branch circuit; (5.) Weston Manor: (a) Removal of existing combination smoke/carbon monoxide (CO) alarm outside bedroom; (b) Provide combination smoke/CO alarm outside bedroom connected to existing branch circuit wiring. Extend branch circuit wiring to new smoke alarm inside bedroom(s); (c) Replace loadcenter, provide AFCI breaker for extended smoke alarm branch circuit; (6.) Alternate No. 1: at Weston Manor: (a) Replace 1,600A, 480Y/277V switchboard with new; (b) Replace 400kVA transformer with new; (c) Replace 1,600A, 208Y/120V switchboard with new; (7.) Alternate No. 2: at Brady Tower, replace existing intercom system with video intercom system, including all equipment, components and wiring; (8.) Alternate No. 3: at Fr. Properzi Manaor, replace existing intercom system with video intercom system, including all equipment, components and wiring; (9.) Alternate No. 4: at Weston Manor, replace existing intercom system with video intercom system, including all equipment, components and wiring; (10.) Alternate No. 5: at Highland Gardens, replace existing intercom system with video intercom system, including all equipment, components and wiring; (11.) All electrical work as shown or required; (12.) Testing, training, commissioning and demonstration of all systems; (13.) Record Drawings; (14.) Operation and Maintenance Instruction and Manuals; (15.) Warranties. (16.) All cutting and patching required to install the work, and restore areas affected; (17.) All Work either shown on the drawings or included in the specifications unless specifically indicated as not to be done.
