Renovation of a mixed-use development in East Irvine, California. Completed plans call for the renovation of a educational facility.
The proposed space at Student Center will be the renovation of the Crystal Cove Auditorium (CCA) includes new floor finishes, acoustical panels, T-bar ceiling, and lighting, and mechanical alterations, a new ADA platform seating area, and limited renovation in the projection room. The work will require for CCA air handling unit to provide a single variable frequency drive (VFD) for two existing return fans and replacement of two return fan motors and associated controls and electrical work. The roofing scope of work requires full replacement of the existing roof system for Student Center Buildings A and B including demolition down to the concrete roof deck, installation of the roof membrane, insulation, flashing, roof drains, expansion joints, roof hatch and roof ladders. Solar panels on the Building B roof will remain in place and operable during the work. Contractor shall be responsible for ensuring new work and building interiors are not damaged as a result of inclement weather. Project to provide training for up to five Student Center employees on how to repair single-ply membrane roofing to maintain manufacturers extended warranty. The roof work will require coordination with Student Center staff to replace roof receptors, overflow, and roof drain piping on the underside of the roof deck, including interior patching and repair of associated interior ceiling finishes. Interior roof drain work shall be scheduled for off hours, nights, or weekends, and scheduled a minimum of 10 work days in advance with the Universitys Representative. Refer to 02 4119, Selective Demolition for temporary protection. The work includes the replacement of evaporator units at the Catering Kitchens walk-in coolers and freezer located on the second floor, installation of new refrigeration condensing units on a new concrete pad located on the Building A roof, and complete replacement of refrigeration piping. Refrigerant shall be evacuated and recycled in accordance with specification 02 4119, Selective Demolition.
