Site work and new construction of a mixed-use development in Arcola, Illinois. Completed plans call for the construction of a 4,790-square-foot medical facility; for site work for a medical facility; 4,790-square-foot office development; and office development.
Award of a contract is anticipated to occur by Thursday December 30th, 2021 to coordinate with the board meetings. The project consists of a new 4,790 square foot ambulance facility incorporating garage, office, sleeping rooms, kitchen lounge and rest rooms etc. The building foundation is concrete with concrete foot-ings and slab on grade. The building shell, structure & related engi-neering is an Engineered Post Framed Structure (EPFS) building, by an (EPFS) sub-contractor. The General Contractor (GC) is respon-sible to select, sub-contract and manage the EPFS work. The exterior is prefinished metal wall panels and roof panels (by EPFS). Site work involves pad preparation, drives and parking etc. GC is to coordinate all work so that the project is complete with EPFS and the remainder of the work. Prevailing wages in accordance with Douglas County is required. ALTERNATE BID #1: (2x10 Walls) In lieu of a complete EPFS (Engineered Post Framed System) as detailed in the documents a more conventional 2x6 stud structural exterior wall approach. The Bidder will provide all appropriate and required wall section modifications and all changes/adaptations required including but not limited to the following. 1. Provide Illinois licensed structural engineer sealed structural system design, engineering and documentation (incorporating wood structure system and related structural concrete design and details as needed.) 2. Provide 1/2 " OSB sheathing in lieu of exterior purlins (under metal siding). 3. Provide Tyvek building wrap over OSB sheathing. 4. Provide 1/2 " OSB full height on walls in the Garage; delete interior purlins and interior metal wall panels at 8'-0" to ceiling. 5. Provide 6" craft faced fiberglass insulation batts at exterior walls. 6. Provide pre-engineered roof trusses at 48" OC max. (designed and IL sealed). 7. Coordinate and provide all changes needed to provide transition from EPFS building to 2x6 exterior walls. The successful bidder will enter into a Con-tract for the work awarded to them. Bid security shall be made payable to Arcola Fire & Ambulance District. Bonds are required: Both a Performance Bond and a Labor and Payment Bond are required for this project, each in an amount equal to 100% of the contract price. Your Bid will be required to be submitted under a condition of irrev-ocability for a period of 30 days after submission. The Owner reserves the right to accept or reject any or all Bids or any part thereof, to waive any informality in bidding, and to accept bids deemed most favorable to the owner. Award of a contract is anticipated to occur by Thursday December 30th, 2021 to coordinate with the board meetings. The Work shall start on site no earlier than April 4th 2022 and be Substantially Complete on or before August 12th, 2022, with Final Completion on or before September 1st, 2022.
