Build-out project for 361 Artists Walk in DownTown Park Forest, Park Forest IL. 60466. Per the Village of Park Forest policies, all contractors are to pay prevailing wages, be licensed and bonded with the Village of Park Forest Demo: Remove suspended ceiling tiles, grid, hanging wires. Remove non essential material from ceiling General Construction: Finish framing and drywall both sides of east wall. Move walk thru opening west wall. Drywall wrap window opening. Repair/replace drywall, tape and sand ready for paint as needed. Frame and drywall mechanical and rest room walls floor to ceiling. Install suspended ceiling in rest room, white grid and non directional ceiling tiles. Install 2- pre-hung 3' x 6'8" paint grade doors and trim. Install lever handle door knobs. Grab bars, mirror, and tp holder in washroom. Build shelf in mechanical for hot water heater. Install 12x12 Armstrong Excelon vinyl tile and vinyl base in washroom and mechanic. Install an approx 6'x6' ramp at double doors. Demo: Remove ceiling wires from barrel roof. Remove non essential material (piping, brackets, etc), from ceiling. General Construction: Frame and drywall new north wall 6" from existing demising wall from steel beam to east wall Soundproof and drywall 40' wall from floor to bottom of roof truss. Sound board supplied by others. Frame loft walls and drywall from loft deck to roof deck. Drywall area behind roof truss on upper existing north wall. Finish taping existing drywall. Section-3: General Construction: Frame and drywall box around concrete pier and roof drain. Frame and drywall steel beam to except suspended ceiling. Install framing and drywall above and below windows. Install framing, insulation and drywall south wall to steel beam. Install white suspended ceiling and non directional 2x4 ceiling tile Sprinklers: Remove and replace existing sprinkler heads. Add sprinkler heads as needed per code. Hvac: Payne or equal Install 2 Payne 95% single stage furnaces PG95ESA. Install 2 Payne 5-ton R-410A condensers PA13NA Install 2 Payne 5-ton R-410A cased coils CNPVP Install all lines sets from indoor coil to outdoor condensers. Install exposed spiral supply and return duct work. Install supply and return grills. Install all flues from furnaces out back wall. Install condensing units in south court yard. Install 2 Honeywell programmable thermostats. Electric: Install meter socket tied into electric cabinet. Install 200 amp circuit panel. Install 2- exit/ emergency signs. 3- emergency lights Install exhaust fan vented to the outside. Install wiring for 2- furnaces and ac units. Install wiring for hot water heater. Install 4- 2x4, led lay in light fixtures in section 3. Install 1 -2x2 led lay in light fixture in restroom. Install 6- surface mounted led lights fixtures section 1. Install 2- window outlets section 3 The budget for this project is $75,000 to $150,000. *The value for this project is based on a financial range.
