Renovation of a municipal facility in Ithaca, Michigan. Completed plans call for the renovation of a municipal facility.

The Gratiot County Board of Commissioners ("the County") invites qualified contractors to submit proposals for replacement of the courthouse chiller and associated components. A chiller replacement unit is needed at the Gratiot County Courthouse located at 214 E. Center St., Ithaca, MI 48847. Gratiot County is requesting Request for Proposals to replace the Gratiot County Courthouse Chiller and associated components. The Prime Contractor is responsible for all final selections, capacities, flowrates, etc., to match and replace the existing system. The scope and guidelines of the work required are listed below: 1. Disconnect electrical, isolate glycol solution, and remove existing chiller. Remove chiller and associated demo materials from premises and discard. Provide proper disposal of refrigerant. 2. Contractor shall also demo abandoned steam humidifier and adjacent accessories as directed by Gratiot County. Piping is already abandoned, isolated, and cut so old equipment just needs to be discarded. Coordinate on site with Gratiot County Facilities. 3. Modify existing concrete housekeeping pad as needed to support new chiller. 4. Install new 30-ton chiller based on Trane model CGAM-30 with fully enclosed cabinet, full louver panels, hail guards, and equipment rails, control panel, low-noise condenser fans, Bacnet interface board. 208/3-phase. Provide complete for operation. Approved chiller manufacturers: Trane Company; McQuay, Aaon Company. Air-cooled, minimum 3 stages or partially or fully modulating, air-cooled with scroll compressors. Trane Contact: Dan Howell 616-971-1400; Aaon Contact: Jerome Fiztgerald: JOC Sales 248-646-6680. 5. Modify existing 2-1/2" exterior type L copper piping and pipe new chiller. Pipe in strict accordance with manufacturer instructions including all necessary valves and controls. Replace primary isolation ball valves, drain valve, and install new flow switch. 6. Replace existing chilled water pump and air separator in mechanical room (existing compression tank may be reused). Isolation valve on inlet of air separator may be reused. Isolate and drain / recapture glycol where possible. Replace stainless steel braided connectors, return-side isolation valve, and supply side triple duty valve. New pump shall be based on existing Bell and Gossett base-mounted 1510, 2AC, 6.75" impeller, 68 GPM, 46 ft. with suction diffuser. Air separator shall be based on Rolairtrol 2.5. All other pumps and hydronic accessories shall be by Voluntary Deductive Alternate. 7. Prime Contractor shall subcontract an Electrical Contractor to provide new fuses for existing fused switch (at main distribution panel). Contractor may reuse all wiring and conduit where possible 8. Contractor shall insulate all new exterior piping with 2" closed-cell Armaflex insulation and wrap in white UV-resistant PVC jacket (Johns Manville Zeston 2000 or equal) applied with PVC jacket adhesive. Contractor shall also insulate all new piping in mechanical room with fiberglass insulation with all service jacket around pump and replace any damaged chilled water pipe insulation in mechanical room. Field inspect. 9. Contractor shall verify existing glycol mixture percentage and add additional glycol mixture as needed to partially refill system and balance compression tank at ambient conditions. 35% propylene glycol is minimum recommended percentage. 10. Contractor shall include test and balance of new chilled water pump and balance to listed flowrate of 68 GPM. 11. Contractor shall subcontract Smart Building Services to provide new control wiring as needed and integrate new chiller controller into the existing Johnson Controls Metasys system. The new chiller shall continue to receive enable-disable signal from the Metasys controller, but shall stage as stand-alone to maintain a discharge water temperature of 45 deg. F (adj.)
