Renovation of a mixed-use development in Victoria, British Columbia. Completed plans call for the renovation of a municipal facility.
Additional staff breakroom areas are required. 12 existing balconies will be closed in and associated mechanical and electrical services provided. Below is a high level scope of the work required for each balcony: 1. Removal of existing exterior glass and aluminum guards from the balcony locations. 2. Supply and Installation of the following to the existing balcony locations : a. new exterior glazed window-wall system, b. new millwork cabinetry and countertops, c. new power and data connections, d. new radiant heating panel(s) in ceiling, e. new plumbing supply and drainage lines, f. tie-in to existing power, data, and plumbing lines, g. coring of existing slab(s) as required, h. Z32 hoarding of all work areas from resident areas, i. general requirements and conditions of the contract, j. coordination and management of the work of all sub-contractors, k. coordination of interior and exterior site access, work hours, and noise control with on-site staff.
