Renovation of a mixed-use development in Union, Oregon. Completed plans call for the renovation of a 26,068-square-foot, one-story above grade, one-story below grade educational facility.

As part of this bid, KNCC is requesting proposals for the seismic rehabilitation of Union High School Gymnasium. Work includes seismic strengthening of the existing Union High School Gymnasium. The Architectural scope of work is limited to re-roofing, modifying stair/ADA ramps, replacing offinish elements that will be damaged or removed to install the strengthening elements. The structural steel supply and erection and the roof replacement for the Gymnasium is the first bidding opportunity as part of the seismic rehabilitation project. Bid Item 001: Structural Steel, Metal Fabrications, and Pipe and Tube Railings - Supply Bid Item 002: Structural Steel, Metal Fabrications, and Pipe and Tube Railings - Installation Bid Item 003: Section 072100 Thermal Insulation (Polyiso Roof Insulation) 075419 Polyvinyl-Chloride (PVC) Roofing 076200 Sheet Metal Flashing and Trim 079200 Joint Sealants and section 061600 Sheathing Project Schedule Milestones: Construction Start: 3/7/2022 Substantial Completion: 9/7/2022 Final Completion: 12/7/2022 KNCC reserves the right to reject any or all bids,to waive formalities, and to postpone the award of the contract for thirty (30)days. All bids and all prices quoted in bids shall be firm for a period of thirty (30) days after the bid closing date. Union School District's Gymnasium Seismic Rehabilitation. This project includes seismic strengthing of the existing Union High School Gymnasium. The Architectural scope of work is limited to reroofing, modifying stair/ADA ramps, replacing finish elements that will be damaged or removed to install the strengthing elements. The structural steel supply and erection and the roof replacement for the Gymnasium is the first bidding opportunity as part of the seismic rehabilitation project. Bid Item 001: Structural Steel, Metal Fabrications, and Pipe and Tube Railings - Supply: This section includes supply only of all miscellaneous metal fabrications. Quote all material delivered FOB jobsite. Supplier bids shall contain, but are not necessarily limited to, the following specific inclusions: Furnish detailed shop drawings and mill test reports for all assemblies as required for approval. All shop priming, galvanizing and painting as indicated. Provide all required engineering where required for material supplied in this scope of work. Furnish all handrails, guardrails, steel angles, brackets and miscellaneous metal fabrications as shown. Written statement of responsibility provided to the building official and owner prior to commencement of work per S0.2. Bid Item 002: Structural Steel, Metal Fabrications, and Pipe and Tube Railings - Installation: This section includes installation of all miscellaneous metal fabrications, stairs and pipe and tube railings. Subcontractor bids shall contain, but are not necessarily limited to, the following specific inclusions: Installation of all Structural Steel, Metal Fabrications and Pipe and Tube Railings per the construction documents, supplied by others. Supply and install all miscellaneous materials including screws, bolts, washers, epoxy and nuts. All field welded connections as indicated. Coordination with owner's special inspector as required. All unloading and staging of materials. Perform all core drilling and grouting required to set material supplied under this scope of work. Written statement of responsibility provided to the building official and owner prior to commencement of work per S0.2. Bid Item 003: Section 072100 Thermal Insulation (Polyiso Roof Insulation) 075419 PolyvinylChloride (PVC) Roofing 076200 Sheet Metal Flashing and Trim 079200 Joint Sealants and section 061600 Sheathing: This section includes all sheet metal flashings and trim, PVC roofing and roof accessories, thermal insulation, joint sealants, and sheathing supplied and installed. Subcontractor bids shall contain, but are not necessarily limited to, the follow specific inclusions: Temporary weather protection. Supply and install all membrane roofing. Supply and install all sealant tape and joint sealants per Section 079200. Supply and install all miscellaneous metal framing and z-furring. Supply and install all fasteners, adhesives, sealants, rivets, closures, closure strips, reglets and backing plates. Supply and install all Sheet Metal Flashings and Trim including but not limited to, Gutters, downspouts, brackets, and cleats. Roof sheet metal fabrications, copings, counterflashing's, flashing receivers, roof penetration flashings, storm collars. Fascia, eave, and rake flashings. Drip edges at hollow metal frames. Supply and install all joint sealants and backer rod at metal to metal transitions and metal to dissimilar material transitions. Supply and install all PVC Roof Assemblies including but not limited to, Furnish and install all roof insulation in thicknesses indicated. Provide tapered insulation to meet the roof slopes to drain as indicated. Furnish and install protection board at roof insulation. Furnish and install membrane roofing materials including PVC membrane, sheet flashings, preformed cone and vent sheet flashings, preformed inside and outside corner sheet flashings, sealants, and termination reglets. Furnish and install metal termination bars at wall terminations. Furnish and install all accessories, fasteners, sealants, worm gear clamps and related items for a complete, functional, compatible, and weather tight roofing system. Arrange and coordinate manufacturer's roof inspection as required. Verify compatibility with adjacent products and systems in direct contact with TPO roofing assembly.
