Site work and new construction of a residential development in Ocala, Florida. Working plans call for the construction of a residential development; and for site work for a residential development.
Marion County Community Services is soliciting proposals from qualified Residential Builders (Builder) for the construction, marketing and selling of up to six (6) single-family homes within one (1) year. Community Services reserves the right to award one or more parcels to one or more Contractor's for this project. Marion County will assist the Builder with construction costs associated with producing affordable, owner occupied housing for eligible home buyers. The State Housing Initiatives Program ("SHIP") assistance funds will be used for this project. Contractors will be scored and selected by a chosen committee to evaluate the following: Availability to Proceed, Project/Construction Design, Organization/Fiscal Capacity and Marketing Plan. Marion County Procurement Services will continue to conduct all formal bid openings and Selection Committee Meetings via videoconference on WebEx, and most Pre-Bid/Pre-Award Meetings via teleconference, until further notice. Instructions on how to join these meetings will be released per individual project. Please note that this information may change at any time and with very little notice. If you have any questions, please feel free to contact me at shari.chinevere@marionfl.org Whenever a conflict appears between this addendum and the initial solicitation, or plans, this addendum shall prevail, and as such shall constitute a binding portion of the contract documents. All provisions of the original specifications shall remain in force, except as specifically modified or changed herein. The Last Day for Questions February 28, 2022 @ 12:00PM A. The Builder understands that this Project will be funded with SHIP funds. B. Each home will be funded up to a maximum of $160,000.00. C. The SHIP Funds provided by County to the Builder shall be in the form of deferred payment, 0% interest loan provided at draws at first 20%, 40%, 60%, 80% and 100% at final completion. (See HFA/Habitat At Site Visit Report For Invoice Reimbursement Form) D. The County shall execute and record in the Public Records of Marion County, Florida, a Developer's Lien of $160,000.00 per home. The lien will be released upon completion of the Project and execution of the Mortgage and Promissory Note with the homebuyer. E. Upon closing of the property with an eligible homebuyer, Builder will repay the County the entire amount of SHIP funds loaned. F. If the home does not sell within the time period allotted (12 months from Notice to Proceed), Builder will repay County the entire amount loaned plus up to a 10% non-completion fee not to exceed $10,000.00. G. The maximum sales price will be $180,000.0
