Removal and replace-ment of existing membrane roofing and standing seam metal roofing from the historic Barge Hall on the CWU Campus together with exterior cleaning and selective masonry repairs ESTIMATED COST $890,000 - $900,000 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. Substantially Complete -November 1, 2022. Final Completion shall be achieved within 45 calendar days after Substantial Completion. 1. Installation of temporary facilities and project controls, including but not necessarily limited to fencing, closures, lifts and construction aids as necessary to execute the work safely, and completely. 2. Roofing replacement includes, but is not necessarily limited to: i. Removing existing low slope EPDM membrane roofing and replace with low slope TPO membrane roof system ii. Removing existing 12:12 slope standing seam zinc metal roof system assembly and replacing with coated steel clip-attached standing seam roofing system assembly. iii. Repair and replacement of flashings at transitions, repair and paint existing gutters and downspouts, replace damaged gutters and downspouts, refurbishing and reinstall ornamental metal flashing, iv. Closing off all existing flashing openings to prevent bird nesting. 3. Masonry repairs includes but is not necessarily limited to: i. Repointing of open and cracked mortar joints, rebuild severe mortar failure areas with loose or unstable brick, fill open embedment holes with repair mortar ii. Replace and repoint severely broken, cracked, and damaged brick. iii. Replace broken ornamental metal grates. iv. Securing and sealing openings at lose ornamental metal grates. v. Cleaning all exterior surfaces with low-pressure hot water to remove biological growth, discoloration. and efflorescence
