Site work will include significant utility relocations, (Electrical, Sanitary) and storm & water to a lesser degree, grading on approximately 1/3 of the site, as well as reconfiguration of portions of existing parking. Shut downs for electrical will need to be coordinated for the Library and the Senior Center. Full landscaping is required. Landscape will not have permanent irrigation per Gwinnett Co. standards, and LEED goals for the project. There will also be a fenced childrens playground area, with playground equipment and surfacing. A stabilized fire access will also be required. The structure will be a structural steel frame, composite floor system for the second level, and a pitched roof comprised of light gauge metal trusses with a metal roofing system above. The lower level of the building will require a retaining wall approximately 15 feet high, on the long side of the building parallel to the existing library building. The exterior of the building will be light gauge metal studs, with a wainscot of brick and above the brick is clad with Hardie-board siding, soffit and fascia. Glazing systems will be aluminum storefront systems. The roof is designed as a standing seam metal roof on a rigid insulation system. The Flat roof area is a Modified Bit roof per Gwinnett Co Standards. There will also be metal walkway canopies. Note roofing systems to conform to FM Global requirements. The interior of the building will be fully built out with all finishes, millwork, doors, frames & hardware, all specialty items, signage inside and site related, Fire Protection, Plumbing, HVAC, Electrical and low voltage systems cabling, and infrastructure for all low voltage systems. Data Racks, patch panels and patch cords will also be included in this work. Gwinnett County to provide low voltage system hardware, and programming for: access control, intrusion detection, and CCTV. *LEED Requirements: The project has been targeted as a LEED Certified project. Comply with plans and specs for LEED material requirements, submittals and close out requirements. All MEP trades review requirements for assistance with commissioning. Also refer to the LEED scorecard provided by construction manager. *Davis Bacon Requirements: The project has parts federally funded. Davis Bacon Wage Rates and Reporting will apply for the complete project. The wage determination for the project can be found in the project documents. As of December 6, 2022, the awarded construction manager is budget pricing this project with 75% CDs dated 11/4/22. PLEASE NOTE: The project has a LEED certified goal and there are also wage requirements and reporting according to Davis Bacon requirements, and the wage determination for the project. As of December 16, 2022 - CM message for subcontractors: We just received notice from Gwinnett County that Davis Bacon rates will not be required on this project. We will have to do some reporting but this will not be as burdensome as the reporting requirements of the Davis Bacon rate requirements. We will have a representative from the county's financial group at the prebid meeting to answer questions if necessary.
