The Gunn site will be developed in two phases. .1 Phase 1-The construction of a 50-bed, male-only Recovery Community at the existing McCullough Centre. .1 Hazard Abatement of the Houses marked for renovation in this phase. .2 Demolition of the existing Dining Hall. .3 Renovations of the existing Recreation Hall and development of the parking lot to the South. The Hall will be selectively renovated to provide facilities for the residents. It will consist of a Reception area, Board room, Executive Director's office, Office area, Breakout room, Shower/washroom, Hot room, Laundry area, general Common Intake area, storage rooms, 24-hour Resident Support Office, Two (2) Resident Lounge areas, Therapy office/rooms, a general store and shop area, and a Fitness room. .4 Houses to the East - 8 existing 6-bedroom houses on the East portion of the site, and one 6-bedroom house to the North of the new dining hall to accommodate 50 residents with single occupancy bedrooms, common living space and shared washroom facility. .5 Medical Clinic - 1 existing 6-bedroom house, North of the existing Dining Hall, will be renovated to contain Medical Offices, exam rooms and medication storage and dispensing areas. .6 New Dining Hall - to accommodate 100 males, constructed on site with modern code-compliant commercial kitchen, a secure commercial laundry with high-capacity commercial washer and dryer, a gender neutral staff washroom, code-compliant washroom facilities for 100 men, site infrastructure (electrical/mechanical) accommodation. .2 Phase 2 - The further Hazmat abatement and development and renovation of the remaining houses on the West side of the property (approximately 50 beds) depending on determination of accessible units required one or more of these will be identified for conversion to accommodate barrier free sleeping and washrooms.
