The Project is a build-out to an existing building including renovated office space, buildout in the existing warehouse, structural upgrades, and accessibility improvements. Scope involves modification to the fire sprinkler service, fire alarm, and electrical systems; build-out of the warehouse space with new partitions, new rooftop mechanical units with through roof penetrations, and structural upgrades at roof level; demolition and renovation of existing restrooms to bring up to ADA compliance; low-voltage and security improvements in coordination with the Owner's vendors. For purposes of the Inclusion Plan, this is considered a facility type of project with a Past Performance of 25% WMBE utilization rates based on completed projects.
