Renovation of a residential development in Odanah, Wisconsin. Working plans call for the renovation of a residential development.
As of 03/28/2022 There were no bids received and does not know yet if will rebid the project or not. Remove all drywall that is infected with Mold and replace new. New drywall replacement needs to blend with existing finishes and eliminate patch work look. Provide plastic containment between upper and lower floors to minimize dust and debri. Contain infected drywall into plastic bags while in bathroom then remove from House. If structural members are infected with Mold they will need to be sealed with an antimicrobial sealant. I will leave it up to the contractor as to where he/she should stop with drywall removal. Enough ceiling drywall needs to be removed to inspect all plumbing in bathroom above. Test and check all supply lines and waste pipes to bathroom above. Correct any plumbing deficiencies in lower and upper bathroom. Supply and install new shower valve, trims, spout, and shower head in lower bathroom. Use comparable and compatible plumbing parts. Remove toilet in upper bathroom, replace wax ring and reinstall existing toilet. Re-paint entire lower bathroom with semi-gloss with mildew resistant additive. Colors to be same as existing. Remove and replace flooring with comparable quality. Provide flooring samples to Housing for approval. Install new vinyl baseboard. Provide Color samples of vinyl base to Housing for approval. Install new white toilet, 1.6-gallon flush, insulated tank with white toilet seat. Replace existing exhaust fan in lower bathroom. Fan size to be minimum 1-CFM Per S.F. with Humidity Sensor built in. Contractor is responsible for removable of all Construction debris. Bathroom and surrounding to be free of sheetrock dust, and dirt upon leaving. Davis Bacon Act (prevailing wage rates) apply when Labor and Material costs exceeds $2,000.00. Wage rates will be distributed at the onsite meeting. 2 Certificate of insurance will be required from successful bidder with Bad River Housing Authority being the holder. The Bad River Band of Lake Superior Tribe of Chippewa Indians is a federally recognized Indian Tribe organized under Section 16 of the Indian Reorganization Act of 1934, U.S.C. Section 476. This entitles the Tribe to government pricing and exempts the Tribe from state sales and use taxes and from federal excise taxes. Therefore, price quotations should not include such taxes. This Request for Proposals is open to all qualified, responsive bidders. Indian Preference will apply in the selection process in accordance with the Tribal Employment Rights Ordinance (TERO) or the Indian Preference Act of 1934 (Title 25, USC, Section 47), based on funding source requirements. Questions regarding TERO, and if the TERO fee applies to the RFP, may be directed to the Bad River Band's Human Resource office at 715-682-7111. Firms or persons applying for Indian preference must provide evidence in its proposal of 51% or more Indian ownership. In addition, the firm or person must provide evidence of structure, management and financing affecting the Indian character of the firm. Documentation of and compliance with Indian Preference must accompany the proposal. Any or all quotes may be rejected when in the best interest of the Bad River Tribe.
