Renovation of a residential development in Rock Island, Illinois. Completed plans call for the renovation of a residential development.
The City of Rock Island is requesting bids from contractors for a rehabilitation project at a house located at 920 7th street. This owner-occupied property will be undergoing rehabilitation using Housing and Urban Development (HUD) funds to ameliorate deteriorating and deteriorated conditions. All work shall be subject to HUD 35.930 and Environmental Protection Agency (EPA) regulations. The bidder shall submit a project plan using the design standards below that is in compliance with all applicable HUD, EPA, and State of Illinois regulations as well as all local building and zoning codes. The plan must include a clear project timeline and budget with line item costs. The contractor shall act as the general contractor for the project using subcontractors as required. Subcontractors that will be required should be clearly identified in the project plan. Remove two layers of existing shingles. Repair any water damage on sheathing. Install Ice and water barrier, felt or synthetic which ever shingle manufactures recommend. Install 30-year architectural fiberglass or asphalt self sealing strip shingles on top of roof decking. Install starter course at edges of roof. Shingles to have a 20-year limited manufacturer's warranty. Install 2" style D aluminum drip edge with a white baked on enamel finish at all fascia boards and barge rafters. Install metal flashing tucked behind siding at intersections of roof and walls. Install galvanized metal flashing tucked securely and at least 1/2" into masonry units of chimneys. Shingle color to be selected by Owner. Remove wall and repair adjoining floor, wall and ceiling surfaces with materials similar to adjacent materials. Replace wood fascia and encapsulate in aluminum. Repair damaged pieces of aluminum soffit as needed. Replace 30' of gutter in seamless. Must run past the rakes of house and have proper fall to insure correct drainage. Install a new GFCI safety receptacle at counter height in location required by electrical code. Use new wiring that includes a ground wire. Run new wiring behind building surface materials unless otherwise approved by Program Administrator. Materials and method of installation must also meet with approval of electrical inspector.
