This Project is intended to develop the first of three phases of the Subject Site to provide new affordable and market rate rental housing. The Project will contribute to the transformation of this community, creating a safe, walkable, inclusive, environmentally sustainable, climate resilient, and desirable growing neighbourhood. The Region is seeking a proponent to: - design, build, finance, operate and maintain buildings containing between 175 and 200 rental housing units on the Subject Site, through a long-term land lease with the Region; - Provide a minimum of 30% of the housing units within each Project Building as Affordable Units, with affordability determined at 80% of the Canada Mortgage and Housing Corporation (CMHC) Average Market Rent (AMR); - Deliver a Project that meets the Development Principles for the Subject Site endorsed by Durham Regional Council; - Take responsibility for all project coordination, project management, approvals, and construction management to ensure appropriate and orderly sequencing, development, staging, and on-site operations; - Lead community engagement in coordination with the Region; - Utilize domestic materials wherever feasible and offer training and other opportunities that will help strengthen the Regional economy.
