Demolition, site work, renovation and addition to a municipal facility in Medina, Ohio. Completed plans call for the renovation of a 5,600-square-foot municipal facility; and for the addition of a 1,300-square-foot municipal facility.

The project is a complete interior and partial exterior renovation of an existing 5,600 SF building and an addition of approximately 1,300 SF. The building is made up of an original structure, built in the early 1900's and at least 5 subsequent additions. In order to eliminate unknown conditions, the Tenant has completed the removal of: nearly all interior finishes, improvements, non-structural partitions, plumbing, HVAC, and electrical improvements, all lead paint and nearly all asbestos containing materials. This has resulted in a building in a rough framing/in-the-dry condition. The project is being funded with State of Ohio funds, Federal funds and private funds. This solicitation, Re-Bid Package 3, consists of a General Trades contract that includes revisions to the existing framing, new windows, doors and siding, a 1,300 SF wood framed addition, and all new finishes throughout both the existing building and addition, a fire suppression system as well as site work including new 6" water line tap and service to the building, new sidewalks, handicapped access ramp, grading and fencing. The Prime Contracts for the General Trades work will be funded with State of Ohio funds and private funds. Additionally, contractors bidding the General Trades prime contract will bid on the cabinet work and floor covering that will be funded by Federal funds under Re-Bid Package 4 with separate prime contracts with the City of Medina. Bids shall be submitted on the appropriate forms and shall be accompanied by the required supporting documents depending on the funding source. Accordingly, the General Trades Contract bid shall be submitted according to the State Documents included in Re-Bid Package 3 and the Cabinet Work and Floor Covering work bid shall be submitted according to the Federal Documents included in Re-Bid Package 4. During a previous bidding cycle, bids were accepted for Separate Prime contracts for the Electrical, Plumbing and HVAC work. Bidders may submit requests for consideration of a proposed Substitution for a specified product, equipment, or service to the Architect/Engineer ("A/E") no later than 10 days prior to the bid opening. Additional products, equipment, and services may be accepted as approved Substitutions only by written Addendum. From time to time, the Commission issues new editions of the "State of Ohio Standard Requirements for Public Facility Construction" and may issue interim changes. Bidders must submit Bids that comply with the version of the Standard Requirements included in the Contract Documents. Prevailing Wage rates and Equal Employment Opportunity requirements are applicable to this Project. The EDGE Participation Goal for the Project is 5.0 percent. The Bidder may be subject to a Pre-Award Affirmative Action Compliance Review in accordance with Section 123:2-5-01 of the Ohio Administrative Code including a review of the Bidder's employment records and an on-site review. The General Trades Contractor is the Lead Contractor for the Project and is the Contractor responsible for, among other things enumerated in the contract documents, scheduling the Project, coordinating the Subcontractors, coordinating the Separate Prime Contractors including the Electrical, Mechanical, Plumbing contractors.
