The bidder shall submit a project plan using the design standards below that is in compliance with all applicable HUD, EPA, and State of Illinois regulations as well as all local building and zoning codes. The plan must include a clear project timeline and budget with line item costs. The contractor shall act as the general contractor for the project using subcontractors as required. Subcontractors that will be required should be clearly identified in the project plan. Remove layer of shingles down to sheathing. Repair any sheathing damage. Ice and snow must be used accordance to building codes. Install water barrier over remaining roof sheathing. Install new 35-yr architectural shingles per homeowner color choice supplied by the contractor's suppliers. Owens Corning is the preferred brand. New 2" D style roof edge, plumbing boots, electrical mast flashing boots, and new attic vents. Ridge vent shingle over is preferred over turtle vents. Remove rod iron railings on the front porch and install new rod iron railings in the concrete stoop and down outside of steps. Remove back wood railing from back porch and install one flat rod iron railing and continuous rail down the steps on one side Install Break metal over the rakes covering bare wood. In stall gutters and new downs to proper drainage including 5' from the foundation. Building permit is required before work begins. Alternative specifications shall be considered only if they are clearly justified, cost effective, and meet all project objectives. The contractor shall have 30 days to complete the work from the date of contract signing. Change work orders over the course of the project are strongly discouraged.
