The following is an outline of the Scope of Work. This Scope of Work includes all labor and materials required to perform the construction work as described below. The contractor is responsible for obtaining permits; providing complete, thorough, and compliant services to all work; and for coordinating as appropriate with the work of all other trades specified elsewhere. All work must be performed in compliance with all applicable National, State, and Local Codes This project is funded by the Department of Housing and Urban Development (HUD) and requires the use of lead safe work practices under 24 CFR Part 35 (Lead Based Paint Poisoning Prevention and Control in Certain Residential Structures). A Lead Inspection and Risk Assessment were performed on April 11, 2022 at this property by EnviroPlan, LLC. Lead hazards were not found. A. Remove existing roofing up to two layers, gutter & leaders on home/garage and dispose of properly. a) Replace degraded sheathing ($120.00 allowance per sheet allowance) b) Photograph any rot damage to sheathing and then any replaced sheets and send to Housing Rehab Specialist before roofing c) Provide and install first two courses with Ice and Water Membrane per GAF requirements (low sloped roofs between 2.12 and 4.12 pitch to be entirely covered with Ice and Water Membrane d) Install new lifetime architectural asphalt shingles manufactured by GAF on pitch greater than 2.12 and GAF Liberty SBS self-adhering cold applied asphalt roofing on low slope roofs less than 2.12 pitch e) Provide and install aluminum "drip" and "rake" edge flashing f) Replace all vents g) Color to be chosen by owner from manufacturers standard pipe and ventilation flashing systems, including but not limited to waste vents, bathroom, range and dryer ventilation h) Install new continuous ridge vent per GAF requirements i) Verify soffit ventilation, install vents as needed j) All work to be performed per building code requirements k) Refer to specifications for all work a) Replace existing chimney counter flashing with new copper flashing b) Remove Tar and Scarify existing brick masonry c) Install reglet joints and use masonry caulk at joint d) Solder all joints with lead solder e) All work to be performed per building code requirements f) Refer to specifications for all work g) Patch shingle with like material. h) All work to be performed per building code requirements i) Refer to specifications for all work 2) Gutters- Division 7 A. Remove and Install new aluminum ogee style seamless gutters and 2 x3 leaders a) Located on the "A-D" facades b) Utilize appropriate hangers c) Install new downspouts, accordingly, connect to existing drainage inverts or provide elbows and splash blocks d) Color to be chosen by owner 3) Smoke and Carbon Monoxide Detectors - Division 21 A. Provide and install new combination smoke detectors a. Located outside bedrooms (2) and at basement stairs. B. Provide and install smoke detectors, one in each bedroom (3) a) All detectors to be battery operated b) All work to be performed per building code requirements c) Refer to specifications for all work 4) Electrical - Division 26 A. Install GFCI protection at the following receptacles a) Located at kitchen counter "c" wall. b) Bathroom "c" wall. c) Verify integrity of box, wiring and ground d) Install new covers, matching existing color and style B.
