Demolition, site work, paving and new construction of a mixed-use development in Cumberland, Rhode Island. Conceptual plans call for the demolition of a clubhouse / community center; for the construction of a 4,200-square-foot clubhouse / community center; for site work for a clubhouse / community center; municipal facility; municipal facility; municipal facility; sidewalk / parking lot; for paving for a sidewalk / parking lot; and water / sewer project.
The Town of Cumberland is requesting qualifications from qualified design teams to design improvements at Diamond Hill Park at the ski lodge and the surrounding area. A short list of qualified firms will be chosen to present with the finalist selected from among the short-listed firms. The Mayor and Diamond Hill Building Committee has been working with various stakeholders and members of the community to develop a shared vision and comprehensive plan for Diamond Hill Park that allows it to better serve all residents of Cumberland. This project is taking place in phases. Projects have been completed or are in progress of being completed that include the construction of a new rest area within the park, the cleaning and revitalization of the reflection pond, improvements to the recreation fields, and a variety of improvements to the stage area This phase involves the design of a new community center and offices to replace the currently sited building known as the ski lodge, located in the main parking lot off of Diamond Hill Road. The contracted consultant will provide design and documentation related to a new community building within the Diamond Hill Parking lot area in the vicinity of the existing ski lodge building. The design is to include the demolition of the existing building, the design of a new approximate 4,200 square foot wood frame post and beam building. (visit the recent addition to Phantom Farms on Diamond Hill RoadCumberland for ideas on the style of building). The community building is to include a small office and kitchen. The project is to also include site improvements including grading, drainage, OWTS design, utility design (water, electric, telephone, cable), parking lot design, landscaping, site circulation and obtaining the necessary permits from the municipality and state (RIDEM/RIDOT). The project will also need to be approved through the Development Plan Review process with the Town. Existing information (historic survey, the Diamond Hill Park Master Plan, subsurface explorations) that are available are included on the Towns website. The Town has outlined the design area (see enclosed map). The contract will include, but not be limited to the following tasks: Perform design services to develop plans and AIA Contract Documents between the general contractor and the Town to publicly bid the project in accordance with the requirements of Rhode Island General Laws. It is anticipated that the following submission stages are to occur: o Phase I: Concept Design o Phase II: Schematic Design o Phase III: Design Development o Phase IV: Permitting o Phase V: Construction Documents Professional liability insurance of $1,000,000.00 minimum will be required. Responses to all questions, and any changes made to this RFP, will be provided as an addendum and posted under Bids and RFPs on the Finance Departments webpage: electronically Last Day for Questions: May 13, 2022 Interviews: June 1 - June 10, 2022 Award: June 17, 2022 The Cumberland Purchasing Board reserves the right to reject any and all qualification proposals and to waive any informality in the submittals if it would be in the best interest of the Town of Cumberland to do so. The method of contractor selection has not been determined at this time
