Renovation of a clubhouse / community center in Spokane, Washington. Completed plans call for the renovation of a clubhouse / community center.
The project consists of installing approximately 7,428 SF of 60 mil PVC membrane roofing at the Spokane Tribe's Indiana Building. The work will entail installing a new PVC membrane roof and for a complete and finished PVC roof membrane system. The roof shall be inspected for structural integrity prior to installing the membrane roofing. If any structural deficiencies are found the contractor shall notify the owner and make the necessary recommendations and cost estimates to remedy the deficiencies. The membrane roofing shall be draped over the parapet and beneath any existing cap material. All protrusions through the roof shall be sealed for a waterproof product. The contractor shall install new 1/2 " Recover Board below the membrane roof. The Contractor will be responsible for all labor, material, tools, equipment, and all necessary appurtenances for a complete and finished product. The Installation of all material shall follow the manufacturer's specifications and/or recommendations. The contractor is responsible to quote for the all labor, material, supplies, equipment, travel, permits, fees and other associated costs in the performance of this contract. All dimensions, drawings, materials, quantities, and pertinent information shall be verified by the contractor for completeness and accuracy. The work/responsibilities shall include but not be limited to: Work/Responsibilities Remove/Strip and haul away any unsuitable material that would inhibit installation of new system including unused support blocks, metal supports, or other unnecessary protruding objects. Repair or make ready any portion of current structure that would negatively affect the finished integrity of new roof system. Remove any wrinkles and add filler to low spots to ensure roof is as flat as possible to allow roof to flow towards drain location. Remove any air bubbles from previous roofing for a smooth roof transition. If needed, report to owner any deficiencies that need addressed beyond the reach of this agreement. Install minimum 1/2" recovery board over entire surface fastened with plates and screws per manufacturer's specifications if needed or required. Install minimum 60 mil PVC membrane over entire roof using a minimum of 5' wide rolls and 10" wide preferred and fastened with plates and screws, per manufacturers specifications. Install new PVC membrane up and over all inside parapet walls and under existing cap material. Install any pertinent materials including but not limited to; insulation, sealants, adhesives, fasteners and sheathing. Heat weld any/all seams created during installation per manufacturer's specifications. Install unsupported detail membrane around all penetrations throughout roof area per manufacturer's specifications A. Area 1 West Side of Roof = Approximately 3441 SF 1 Remove existing metal parapet cap and discard. 2 Prep all areas for PVC membrane installation for an even surface and proper drainage. 3 Install new 1/2" recover board with plates and screws. (approximately 3441 SF) 4 Install new TPO membrane roofing at Area 1 (approximately 3441 SF) 5 Install new metal cap and trim to existing color finish. (approximately 255 LF) 6 Install transition seams or trim as needed 7 Install new scuppers (approximately 2ea) 8 Install drain downspouts (approximately 2ea) 9 Wrap or install boots for the air vents through the roof. (approximately 3ea) 10 Remove existing unnecessary blocking/supports (approximately 7ea) 11 Wrap or install boots for the DWV through the roof. (approximately 5ea) 12 Wrap or cover the HVAC system wood and metal supports for a water tight seal. 13 Wrap or seal the Roof Access with PVC membrane. 14 Install walkway pads for the Roof Access and in front of the HVAC RTU. 15 Wrap or seal the Chimney with PVC membrane. B. Area 2 East Side of Roof = Approximately 3987 SF 1 Remove the existing metal dish and discard (1 ea.) 2 Remove the existing metal condensing units and discard. (2 ea.) 3 Remove existing unnecessary blocking/supports. 4 Prep all areas for PVC membrane installation for Level and even surface. 5 Install new 1/2" recover board with plates and screws. (approximately 3987 SF) 6 Install new PVC membrane roofing at Area 1 (approximately 3987 SF) 7 Install transition seams or trim as needed 8 Replace skylight plastic covers, wrap and seal. (approximately 5ea) 9 Install drain downspouts (approximately 2ea) 10 Wrap or install boots for the DWV through the roof. (approximately 2ea) 11 Wrap or install boots for the Electrical Supply conduit and supports through the roof. 12 Wrap or cover the HVAC RTU wood and metal supports for a water tight seal. 13 Install transition seams or trim as needed 14 Install walkway pads for the Roof Access and in front of the HVAC RTU. The Spokane Tribe of Indians reserves the right to reject bids and/or sealed bids that have been opened for reasons according to 48 CFR 14.404.
