Demolition, site work, new construction, renovation and addition to a mixed-use development in Indianola, Iowa. Phase 1 of this project includes the construction of a new 2-story academic learning communities, community commons, kitchen, administration suite, and new main entry. This will include the demolition of the existing 1-story southern academic wing, and sitework to re-develop student and staff parking, bus lanes, parent drop-off, and demolition and replacement of two tennis courts. Phase2(which is afuture phase and not part of this bid) includes a new competition gym, locker rooms, wrestling room, and CTE addition. Renovation of existing athletic space into expanded backstage auditorium support spaceis also included in the future Phase 2 work. The project includes the full scope of work for construction: site work, utilities, paving, concrete, precast concrete, masonry, steel, carpentry, thermal & moisture protection, openings, finishes, specialties, equipment, furnishings, elevators, plumbing, HVAC, and electrical. Phase 1 base bid size is approximately 174,000 gross square feet. There are add alternateslistedonG0.01 of the drawings and outlined in the project manual. The estimated construction cost for Phase1of the Project is $64 million. The work under the Contract shall be commenced immediately after execution of the Owner-Contractor Agreement by the District and submission by the Contractor of the performance and payment bonds and proof of insurance required by the Contract, which is expected to be seven days after the Notice to Proceed is issued by the District. Each proposal must be accompanied by a bid bond, cash deposit, cashier's check or a certified check on a solvent bank chartered under the laws of the State of Iowa in the amount not less than 5% of the proposal submitted therewith.
