Site work and renovation of a mixed-use development in Anchorage, Alaska. Completed plans call for the renovation of a medical facility; and for site work for a water / sewer project.

Replace Pumps IAW attached Statement of Work. This acquisition is set aside for Small Businesses in accordance with FAR Part 19. In accordance with FAR 36.204(b) Magnitude on Construction Projects, the price range of this project is anticipated to be between $25,000 and $100,000. A site visit will be held at Building 4974 on May 19 2022 at 2:00PM. GENERAL PARAMETERS PROJECT WORK: Repair by replacement, the above ground duplex sump pump configuration with a submersible duplex sump pumps. Pumps with a minimum 100 GPM flow rate, 1.5HP, 3PH, 460V, submersible guide rail system, and duplex control panel with floats, HOA, audible alarm, run indicators, and thermal overload protection. The pumps shall operate in lead/standby fashion. Upon failure of the lead pump, the standby pump will be enabled, and the lead pump disabled. The pump designated as the lead pump shall rotate weekly. The existing branch circuit shall be reused to power the new control panel and pumps locate the new control panel at the same location as the existing panel, provide all new submersible controls cabling minimum #18 AWG copper. Provide new submersible power cabling per the pump manufacturer's recommendation, minimum #12 AWG copper conductors. The new pump motors shall have the following features: The pump motors shall be class B of the submersible type, oil filled, and hermetically sealed. The three-phase motors shall have overloads incorporated into the control panel properly sized for the horsepower and amperage of the pumps. The rotor shaft shall be made of 303 stainless steel and shall be supported by upper and lower ball bearings. The power cord shall be of the quick-disconnect design. The pumps control panel shall have the following features: Duplex panel controls two 3-phase pumps in water and sewage installations. This panel shall include a duplex controller for pump control, alternation and alarm; including float switch status LEDs, FXSB 22-2804 REMOVE/REPLACE HOSPITAL SUMP PUMPS, B4974 2 control/alarm power ON/OFF switch with LED indicator, pump run LEDs, HOA switches, pump lead/lag selector switch, auxiliary contacts and more. The control panel features built-in lag pump delay time, pump failure detection, and float switch out-of-sequence notification. The panel shall have the following field programmable operations: alarm steady-state or flashing; alarm auto reset or manual reset; pump failure notification. The enclosure shall be minimum: 12" x 10" x 6"; NEMA 4X - ultraviolet stabilized thermoplastic for outdoor use. Provide the following features: Magnetic Motor Contactor: Controls pump by switching hot electrical lines. HOA Switches: Offer manual operation of pumps (on circuit board). Green Pump Run Indicators: On circuit board Control ON/OFF Switch: On circuit board Float Switch Terminal Block: On circuit board Control/Alarm Auto Reset Fuses * Multi-tap transformer (208/240/480 VAC primary) to provide 120V control voltage. Motor protective switch provides adjustable overload, branch circuit protection and pump disconnect. Control/Alarm Power ON Indicator: On circuit board. Float Switch Status Indicators: Stop, lead, lag/alarm, and alarm mounted on a circuit board. Provide float switch push-to-test buttons. Circuit Breakers: Provide pump disconnect and branch circuit protection. Provide required connection terminal blocks, auxiliary contacts, and ground lug. The alarms shall have a NEMA 4X red beacon and horn (83 to 85 dB), exterior test/normal/silence switch. The Contractor may have to modify the 4" drain line to facilitate the connection to the 3" pump discharge line/pipe. This project will require replacing two 4" isolation valves and two 4" check valves with 3" valves and 3" piping that connects into the existing 4" drain line. Some new submersible duplex pumps have a 3" discharge and the existing drain line is 4" in building 4974. The duplex sump pumps will need to be sewer grade, as there is a bathroom that drains into sump tank. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
