the corporate authorities of the City of Wood Dale, IL will receive proposals for the purchase in conaction with the redevelopment of the fee simple interest in the following, generally described real property, the "Site": Property Index Number ("PIN"): 03-09-413- 044: Lot 1 in First Security Bank Consolidation Plat, being a Consolidation of part of the Southeast 1/4 of Section 9, Township 40 North, Range 11, East of the Third Principal Meridian, according to the Plat thereof recorded in Book 148 Page 132, in DuPage County, Illinois. The Site is owned by the City of Wood Dale, IL, is approximately 4.37acres, and is generally located at 372 N. Wood Dale Road, Wood Dale, IL. The Site is currently improved with a vacant, one-story office building. The aforesaid legal description of the parcel comprising the Site is subject to survey, title reports, and final adjustments, if any. Any conveyance of the Site will include all right, title, and interest in such property, and is subject to and conditioned upon the City of Wood Dale's ownership of fee simple title to same, and is subject to easements and applicable zoning and land use regulations. The Site is located in the Wood Dale Road Tax Increment Financing District. The City will entertain alternative developer proposals to acquire the Site as part of a redevelopment project in which the City will convey title to the Site to the developer. Alternative developer proposals must include (a) a descrption of the uses proposed to be located within the Site, (b) a description of the site infrastructure and building improvements proposed to implement the project, (c) a construction timeline for making such improvements, (d) the amount of eligible redevelopment project costs sought to be reimbursed, and (e) the consideration that the developer is willing to pay for the Site. The City of Wood Dale reserves the right to reject any and all proposals and to waive any informalities or irregularities in the proposals. Copies of the generally proposed redevelopment agreement and Site records relating to this request is on file with the City Clerk, may be examined and obtained during regular business hours at the at the office of the City Clerk, and may be altered, changed or modified subsequent to this Notice.
