Renovation of a residential development in Keene, New Hampshire. Completed plans call for the renovation of a 10,000-square-foot residential development.
The Summary of the Scope of Work, briefly and without force and effect upon the contract documents, can be summarized as follows: The existing building is approximately 10,000 SF and was subject to a fire in 2020. The building is used as community space and offices and is unoccupied at this time. The entire interior and roof of the building are to be demolished and rebuilt. No site work is anticipated. The scope of work includes: concrete, wood framing, wood trusses, asphalt shingle roofing, vinyl siding, windows and doors, gypsum drywall, flooring, acoustical ceilings, electrical, HVAC mechanical, and plumbing. From the Qualification Packages received, Keene Housing will pre-qualify financially sound and responsible General Contractors to bid on the renovation effort. Keene Housing reserves the right to select or reject any submission for any reason they deem in the best interest of the Project and Keene Housing's mission. There is no pre-qualification conference for General Contractors prior to submitting Qualifications. The required qualification submittal forms can be requested by contacting and registering with Mr. Scott Donovan, Warrenstreet Architects at sd@warrenstreet.coop or by calling (603) 225-0640 x 123. Ultimately, those General Contractors selected to submit a bid for the project will be required to submit a Bid Bond with their Bid. The responsible Low Bid General Contractor will be required to furnish a Performance Bond and a Contract Payment Bond to cover the execution of the work. Funding for this project includes funds from the Community Development Block Grant (CDBG) Program administered by the New Hampshire Community Development Finance Authority under the provisions and subject to the requirements of Title 1 of the Housing and Community Development Act of 1974 as amended. Funding for this project is subject to all federal requirements, including, but not limited to Davis-Bacon wage rates. Southwest Region Planning Commission will act as the CDBG Administrator of the Project on behalf of Cheshire County. Both the Owner and the Administrator are equal opportunity/affirmative action agencies.
