Remodeling and renovation of a military facility in Silver Spring Township, Pennsylvania. Completed plans call for the remodel of a military facility.

Replace the existing roof with a new Ethylene Propylene Diene Monomer (EPDM) rubber roofing system including, but not limited to EPDM rubber roof membrane, protection board, insulation, flashing, etc. Existing roof has experienced wind damage to the south-western portion of the building along with leaks previously observed in the building will necessitate replacement of portions of the wood roof deck. During design, perform infrared and visual inspections of the existing roof (excluding monitors) to identify areas of potential decking damage. The Government will incorporate decking replacement via bid schedule unit prices as required by the infrared study. Total roof area is approximately 126,400 square feet. The roof replacement will include demo and installation of new flashing, metal trim, protection board, insulation, decking repairs, roof drains, and all other incidental work associated with providing for a complete and functional watertight roof system replacement. Drains, scuppers and downspouts are to be included in the project. Three (3) of the seven (7) existing building monitors shall be demolished. Provide new structural beams and purlins for a complete structural system to support roof and decking, flush with the adjacent roof elevation, at the former monitor locations (see illustration in Part 6 - Attachments). All building components requiring relocation due to the monitor demolition shall be relocated below the new decking elevation. These items include, but are not limited to, general lighting, fire suppression piping, electrical conduit, pipe/conduit/cable trays, support rods/hangers, and emergency lighting. New locations and installation shall comply with all applicable codes and standards. The remaining (4) existing building monitors will have the existing EIFS removed and insulated metal panels will be installed on the vertical exterior. The existing monitor roofs to be replaced with Ethylene Propylene Diene Monomer (EPDM) rubber roof which is included in the total roof area stated in the first paragraph above. New gutters, downspouts and splash blocks shall be included in the renovations of the existing monitors.
