Renovation of a mixed-use development in Berkeley, California. Conceptual plans call for the renovation of a educational facility; and theater / auditorium.

The successful consultant team will more than adequately meet the following qualifications: Demonstrated experience and excellence in the programming and design of modern university instructional, lecture hall, and auditorium facilities, especially projects of similar scale and scope as this project. Demonstrated experience and technical knowledge, by both the firm and the individuals being proposed, in managing projects of similar size and complexity. Demonstrated experience in architectural design in a constrained and historically significant campus setting. Demonstrated experience and successful completion of complex renovations to existing facilities. Experience with the University of California design and construction process, including reviews and project approval requirements. Demonstrated experience with institutional clients, especially public research institutions, and with complex capital project approval processes. Demonstrated capability to provide creative and cost-effective design solutions. Demonstrated capability to provide Construction Documents and Construction Administration for projects that include renovations to existing, occupied buildings. The Berkeley Campus of the University of California is seeking an Executive Architect ("Consultant") to perform programming, schematic design, design development, construction documents, bidding, construction administration and other support services as required by the Executive Design Professional Agreement (EDPA) for the Berkeley Law project to renovate Room 175, Booth Auditorium. The current auditorium has 379 seats and has an area of approximately 5,200 sqft. Renovations are anticipated to include accessibility improvements, modifications to the stage, replacement of finishes, replacement of fixed seating, lighting upgrades, acoustic treatment, audio visual improvements and MEPFP improvements. A two-phase process is anticipated for this project, from programming through the end of the construction phase. Phase 1: Pre-Design, will include review of available existing building and campus information as well as input from Berkeley Law and Capital Projects. Deliverables will include the development of a project program and conceptual design drawings. In conjunction with the conceptual drawings, deliverables will include written descriptions of accessibility strategies, sustainability strategies, audio visual systems, acoustic strategies, mechanical, electrical, and structural systems. Phase 1 will include a construction cost estimate. Phase 1 services will begin immediately following selection of the Executive Architect. Upon the Architect's successful completion of Phase 1, the university, at its discretion, may authorize Phase 2. Phase 2: Schematic Design through Construction Documents encompasses all design services required to create schematic design documents, design development documents, and construction documents, incorporating necessary approvals including but not limited to the campus CASp reviewer, Campus Fire Marshall (CFM), Campus Building Department (CBD), as well as the Committees that previously reviewed the project in Phase 1. This Phase also includes all design services associated with project bidding and construction administration services as required by the EDPA. The University anticipates the project will be procured as Design/Bid/Build. The selected firm shall work collaboratively with the University to maintain project budget and scope, value engineer as required, and recommend actions to expedite schedule. Response to questions July 15th, 2022 The method of Contractor Selection has not been Determined at this time.
