Statement of Work (SOW) For AOML Warehouse Design Support Services Atlantic Oceanographic and Meteorological Laboratory 4301 Rickenbacker Causeway, Miami, Florida 33149 3 The AOML community developed Design Guidelines, dated June 30, 2022, that documents its facility needs and aspirations to meet its current mission requirements. AOML Leadership intends to use this as the basis of design for this project. The Design Guidelines documents the reported needs, anticipated growth and essential space functions that should extend into a future Atlantic Oceanographic and Meteorological Laboratory (AOML) warehouse facility. The warehouse's key elements should include, in summary: Design the configures comfortable, effective and efficient space to support equipment storage Restrooms Engineering space with necessary collaborative, mechanical, and communal support spaces Space Requirements are estimates and are subject to change during the design phase of the contract. Space guidance as follows: a. Warehouse Bay: 2600 sq ft b. Warehouse Bay: 2600 sq ft c. Warehouse Bay: 2600 sq ft d. General Storage: 500 sq ft e. CNS Property and IT equipment storage: 400 sq ft f. Engineering Workshop: 1100 sq ft g. Bathroom: 200 sq ft The intent of the detail within the Design Guidelines describes spaces that meet necessary work environments required for the AOML staff to effectively perform within the constraints of the federal and agency space guidelines Scope of Services: In general, the scope of work consists of the complete and fully integrated design documentation necessary to renovate the Atlantic Oceanographic and Meteorological Laboratory (AOML) warehouse facility located in Miami, FL. AOML is seeking design support services that do not require stamped and sealed drawings as part of this requirement. The Work shall include but not be limited to the complete design of a newly renovated space utilizing all of the traditional design development practices and techniques necessary to fully vet the requirements of the space in support of the mission while incorporating as many of the findings of Design Guidelines dated 06/30/2022 into the documentation on a best efforts basis (Attachment No. 01). PAGE 8 OF 54 1333MJ22QNRMA0003 Statement of Work (SOW) For AOML Warehouse Design Support Services Atlantic Oceanographic and Meteorological Laboratory 4301 Rickenbacker Causeway, Miami, Florida 33149 4 The design and engineering team will be responsible for providing a full scale integrated design effort that includes the following: Program Confirmation and Concept Development - work with AOML personnel to develop comfortable, effective and efficient floor plans based on the space and geometry constraints of the existing building. a. Attachment 2 has been provided to illustrate the usable square footage available for detailing. Design - Conceptual, Schematic, Design Development and Construction Issue Design Drawings Engineering- Mechanical, Electrical, Plumbing Sprinkler and Fire Alarm Systems that will support the new space plans designed for AOML Warehouse. Provide any structural design requirements for modifications to the existing building including, doors, glazed walls, solar panels, etc. as needed to support the design. Provide full mechanical, electrical and plumbing system design documents in support of the removal of the perimeter fan unit and replace with a more efficient HVAC system that provides air conditioning to the entire facility. Deliverables & Due Dates: The Contractor shall submit all preliminary, intermediate, and final deliverables in electronic formats (i.e. Microsoft Office, Adobe, or original source file) to the identified Technical Lead. All deliverables that are original source files for eLearning modules, simulations, audio and video files shall be editable and in the format of the respective product. Requirements for inspection and acceptance are as follows: The Technical Lead will inspect and accept the services and / or deliverables provided to ensure they meet the requirements. The Government will accept products and services only if they conform to all terms and conditions of the contract The Government will provide written notification of acceptance or rejection within ten (10) calendar days of receiving the service / deliverable. If no written notification is provided within that time frame, the contractor can assume the Government has accepted the deliverable. The Government will reject non-conforming products and services. The Contractor shall correct any deficiencies within thirty (30) calendar days of when the Government issues the rejection notice. If the Contractor cannot correct the deficiencies within this timeframe, the Contractor shall immediately notify the Technical Lead of the reason for the delay and provide a proposed corrective action plan within ten (10) calendar days. The schedule is subject to change once the project is awarded. The following table is a guideline and the actual schedule should be finalized at the kickoff meeting between the contractor, Technical Lead and CO. The method of contractor selection has not been determined at this time.
