They will start in October 2022, Soccer Building is on hold.** The City of Manchester owned Raco pool, Livingston Pool and Memorial Soccer buildings are in need of interior and exterior renovations and repairs as fully described in the drawings. Raco and Livingston Pool houses generally require window replacements, interior repairs, and external repairs. The soccer building requires internal and external repairs as well as structural, concrete flatwork and roofing. It is anticipated that the construction work will be started during the late September thru December 2022 timeframe. If the bidding contractor want to suggest a longer time frame for construction, please indicate on bid sheet under clarifications. A 10% Bid Bond for the highest amount that the contractor is bidding from an authorized bonding agent is required to be submitted with the bid. The scope of services is summarized as follows: The City will enter into a contract with the contractor whom will be responsible for all aspects described within the drawings of the project. Selected removal and renovations. The contractor will conduct a thorough review of all current existing conditions, future needs, and all replacement installations. The prime/general contractor will be responsible, and must take responsibility, for the entire contract performance whether or not subcontractors are used. The successful candidate (contractor) will provide a Project Manager acceptable to the Facilities Division with similar successful project experience who shall personally supervise the demolition, new installation, and post project completion. The Project Manager shall be the person: communicating with the owner's representatives, attending site meetings and preparing requisitions for payment. The Project Manager shall also attend (as requested) meetings to justify change orders or assist in construction problem resolution. This includes all project coordination, scheduling, sequencing and implementation. Reference enclosed drawings and other material in this document. The City shall prepare a contract for the selected firm, to reflect the scope of services of this Request for Proposals. Selection of the successful bidder will be in accordance with Chapter 39: Procurement Code of the City of Manchester, Code of Ordinances. The Chief of Facilities reserves the right to waive any irregularities, reject any or all bids, and to accept the bid that appears to be in the best interest of the City.
