Renovation of a multi-residential development in Omak, Washington. Conceptual plans call for the renovation of a multi-residential development.
On behalf of the Housing Authority of Okanogan County, we are requesting qualifications for general architectural and engineering services for the rehabilitation of 30-unit apartment complex in Omak, Washington. This complex is located at 114 Juniper St. N. #29, Omak, WA 98841. This property are USDA RD properties that fall under USDA RD mandates and regulations. Prospective respondents must request a copy of the Requirements of Qualifications for scoring purposes, that we will send in a separate email. The request for a copy of the Requirements of Qualifications and all other questions must be emailed no later than 4:00 p.m., October 07th, 2022. A list of the questions and the answers will be emailed to all parties. This RFQ indicates the time by which the submittals must be received as being on or before 4:00 p.m. Friday, October 14, 2022. Any submittals received after the submittal deadline will not be accepted The scope of services may include, but is not limited to, preparation of preliminary plans and developing cost estimates for rehabilitation that focus on Safety and Health issues, along with implementation of the Evergreen Sustainable Development Standard as it pertains to the development. Immediate work will include preparing preliminary cost estimate for the purpose of finalizing the USDA RD transfer application. We ask that the contracted architectural firm is familiar with the components of the USDA RD Form1921-13. A recently completed CNA will be provided to complete the aforementioned. After the transfer of property, subsequent work will include delivery of scope of work, specification, architectural and civil plans as required, leading of GC bidding process and oversite of rehabilitation work as required by rehab funding source, T Fax submittals cannot be accepted. Incomplete submittals, or those that do not address information requested in this RFQ, will be considered non-responsive. The Owner reserves the right to reject any and all responses. Selection Process and Schedule: Owner will review responses to this RFQ, score and evaluate by the criteria outlined in the Requirements of Qualifications document. The project is funded through the Washington State Department of Commerce. As result, a number of state and federal equal opportunity and affirmative action requirements will apply to the selection process and conduct of the project. The method of Contractor Selection has not been Determined at this time. As of September 23, 2022, the due date has been confirmed with the owner.
